Hello guys,
I would like to start purchasing my first property for INVESTMENT. currently i'm buying lot's of Stock/REIT/Unit Trust.
I'm looking at areas around Bukit Jelutong/Ara Damansara/Subang/USJ/Putra Heights/Puchong/Klang.
My buying price is up to RM 1 million, if possible with 90% financing, if not 80% can do too...
I am open to investing in landed residential/service apartment/leasehold apartment/semi dees.
The longer the completion/delivery of units. The better.
I'm looking at a few that catch my eye.
Amaya Saujana Service apartment ZEST residency @ kinrara 9 ZEN residency @ puchong

my first pile of gold is specialised in commodities and stock/REIT/unit trust. I can give u advise on these item.
howerer, i'm a total NOOB on property. I just wanna start with something, since interest rate is so low and property prices are a little down (i believe)

i would rule out Zen if i were to get it for investment purposes. main reasons being the location and also price. although the lanai concept is pretty appealing, i reckon its not easy to get decent returns for a > RM300k property in that area deep inside Puchong which is still surrounded by squatters. amaya...might be able to rent it out to jap expats ovr there (being located just next to the jap school) for decent returns but bear in mind there is another upmkt condo project - the upcoming serai saujana, which might provide intense competition to the limited number of expats staying there. for its price (a cool 700k onwards), i reckon there are many other properties which could fetch a higher % of returns. for me, undoubtedly zest is my best choice...have locked in a unit there and so did my sis and over 20 other fellow lyn forumners! for a budget of 1m, getting 4 units of zest sounds like a better bet to me compared to a unit of amaya  for the pros and cons of zest, u can check out this thread: http://forum.lowyat.net/topic/870810This post has been edited by babana: Mar 20 2009, 04:08 PM

I will go and have a look at their showroom next weekend. THis weekend, lot's of wedding to attend.
May i know when is the next phase launching? i want the longest completion date.

TQ heard the sales rep saying they should be launching Block B in a month or 2...but prices will definitely go up by then. Block A is not for sale coz its been sold en-bloc to a Korean investor. as for the completion date, all blocks A, B and C are tentatively scheduled to be completed at the same time, which is March 2012. also, i don't need money now.. This unit is for investment.. so i can retire in 3 years time!!!
what i mean is, im flipping and not buying to stay

if i were you, i would invest in shop lots. no point investing in houses. you wont get high return for houses rental as compare to shops .

SETIA WALK in puchong!!! it's launching is tomorrow!!! this is the most perfect unit in terms of location and longer time of completion!!!
