 First Step into Property Purchasing [Condo], Purchasing Condo near Sunway College

I'm 25 years old and I have RM 1.2~1.5k disposable per month.

The situation is I'm planning to buy a condo/apartment within Sunway College area in Q4 of 2009. My objectives are multi-layered but they are in order of priority:

1. Invest my money rather than let it rot in a bank.

2. One of the rooms for my sis as she commences her studies in Sunway College in January 2010.

3. The company I work for offer housing benefits whereby "The interest payable by the employee is 3.5% computed on a monthly rest basis. Interest exceeding 3.5% is subsidised by the Company up to a combined total of 15% per annum. Beyond this 15%, any additional interest is shared on a 50:50 basis between the employee and the Company. Tax on the interest subsidy is for Company’s account."

4. My first step into property investment. I'm naive, I know nothing about buying property, I'm bound to walk down wrong paths, but I have to start somewhere.

If you were in my shoes:

A) Which condo's would you look at? Why?
B) What are the DO's and DONT's when it comes to property purchasing in General and specifically for condo's?


Appreciate any comments/suggestions/criticism.

I don't think there are any new launches this year in the area (at least I don't recall) the last apartment that I can think of was SuriaMas completed in Q4 2008.

Hi,

My 2 cents - before you even start doing anything - please form your own investment philosophy. It's very easy to be misled by the new "exciting flavour of the month". It's also very easy to be influenced by your friends that just bought the new hot exciting thing in Puchong or whatever where the developer throws in freebies. To be fair, it's also very easy to be influenced by people who prefer landed properties in mature, boring areas.

Your target area and expected risk-return must be in line with your investment philosophy. If you really want to this right - form your own personal philosophy first - IHMO - many new investors don't - and just talk about the next new exciting development - and that's where things may turn ugly.

An investment philosophy keeps u focused. It determines which target segment you are looking for. It determines which target areas suit you. It determines your investment horizon.

Can u imagine the potential responses to your initial post? 10 different people may recommend you 10 different places to invest in......then, how do you validate your decision without a philosophy?

You need to have a vision with rgds to your investment plan. You don't go to the kitchen - turn on the stove, get the oil ready, prepare the plates - and then suddenly realise u don't know what to cook.

Added on May 23, 2009, 9:39 pmHave been away for quite abit but have been diligently reading up on property investment books (Some from Azizi Ali) and other relevant articles.

Still would very much appreciative of any form of input.

Anyone with knowledge on where students from Taylor's or Sunway usually opt to stay when it comes to Condos?

suriamas currently going for RM 1500...but there are 4 rooms and if u rent rooms separately its possible to get up to RM 1800-RM2000
