Dear all lowyatian,

I have bought a house from 2 1/2 storey terrace, end unit with 10 feet of land at the side.
I have asked 2 contractors to quote for the renovation. Got a dillemma here, hope you all can lend a helping hand.

1) One of the contractor told me its illegal to extend the kitchen to 10 feet at the side coz need to leave at least 10 feet of gap of the house from the road
Even if its done via ahem...ahem....next time can't quarantee still got officer from MPKJ kacau or not.

2) Another fren told me, once they have approved the reno plan, they cannot kacau u in the future. Just show them the approval letter.

3) Another one told me its legal, and can be settled with his inside people in MPKJ.

Which one tells the truth?

Thanks.

QUOTE(??!! @ Mar 2 2009, 11:23 AM)
Building by-laws said...10 ft clearance from side lane, 20 ft clearance to main road...Another factor to consider if fire break requirement from Bomba, but don't think it applies in your case since u said there is a road at side of yr house...But some by-laws are different in certain local councils

If u want certainty, bring your bldg plan and go check with the local council.

Both your contractor and fren are correct. If by -law said need clearance, then yr plan cannot get approval. And if u still went ahead with reno, u will have hell from yr council, unless they are sleeping. But tell u, they will come and kacau.

however, if for some reason the plan is approved/endorsed by local council, then u have no problem

Means, by law its illegal to extend 10ft side of my house, there is a side lane next to my house.
I have seen several others houses already extended theirs, don't know how they get their plans approved.
Perhaps I shall ask these contractors again to check with the MPKJ (kajang)

Thanks for sharing your knowledge.

My contractor went to see MPKJ, end lot need to leave 5 feet gap whereas corner lot need to leave 10 feet gap. MPKJ also recommend their own architect (for 100% approve design), cost about 1500 to 2000 just for that. Should i use their design?
