Dear All,


I've been running around like a madman looking for a good sub-sale high rise unit for my maiden property investment plan.

So far, i think i've ruled out...

dang... i've lost count.... blink.gif

There for i've decided to ask the veterans and professional in here for help...

If you have come across any completed high-rise (apartment and condo) within RM 170k range, do let me know. I'll treat lunch. tongue.gif

there was the list of completed high-rise project with some summaries of rental yield on each project.

anyway, to answer your thread, here's a list of properties I compliled few months back :


1. Berjaya Times Square studio's(8% - 9%)
2. Maytower (9%-12% yield)
3. Panorama studio's and the 2 bedroom units (7%-8%)
4. Amcorp mall studios ( 9%)
5. Seri Maya smallest 3 bedroom units (7%-8%)
6. Kelana Puteri 3 bedroom units ( 8%-9%)
7. Mayfair and Dorchester studios (8%)
8. Casa Mutiara (7%-8%)
9. Faber Ria studio's (>8%)
10. Tiara Faber 3 bedroom units (7%-8%)
11. Millenium Condo in Sec14 (7%-8%)
12. RG studios (8%)
13. A wangsa maju condo - Think its Desa Putra or Villa Wangsamas
14. Mutiara Villa ( i think - its the condo nearby Tungshin hospital, gives 8%-9%)
15. Bidara38 studio's in Bukit Bintang (7%-8%)
16. Kg Warisan studio's (7%-8%)

Just called up an agent just now to ask about Maytower.

Its over my budget, but fully furnished unit seems to have nice rental yield according to him...

what's the price of a unit for 351 sqf and 439 sqf there at the moment? i was offered RM 250k for the 439 sqf.

Pai any advice for me since u own a unit there. notworthy.gif

my advise --> go for the 351sqf ones. They give you the highest yield. They are also the most expensive by psf basis and there arent many 351sqf supplies available.

Any 351sqf with decent view priced at below 210k, just simply whack. Rental wise, should the unit is decently furnished, could fetch 1.6k to 2k p/month.

not sure whether do they still have 351 sqf or not.

made another call just now, 439 sqf is still available at RM 230k for a basic unit.

going to view the unit next Tuesday.

what are the things i should take note of?
