Recently completed property and pending for CF - ready for view
price from 140k up to 160k
3r 2b 780sf leasehold

Would like to seek for advice on this property - own stay as well as investment smile.gif

thr is a ucsi...for investment...i tin u can rent it for students over thr...getting some rental income...

The entrance and exit are rather narrow and right next to the main road heading down Connaught. Expect hectic jammed in the morning and off work hours and especially on Wednesday evening (pasar malam!). There's a few block of apartments a little further from Mandarina Court (down the street where the stretch of now-building Mandarina 2 terraces) which are housing mainly UCSI students. I heard security is pretty bad in those apartments, so you might want to watch out for the similar situation shall MC be heading towards the same way.

if the price below 150k, i guess shud able to consider...as location wise (beside points mention by feyhime), is quite near to banks (though have to walk a bit)n easily accessible to federal,mrr2,mines,leisure mall,etc etc...bt 780 is a bit small..how much rental can fetch? any reference?

It has not been launched yet. I have been keeping an eye for this for TWO bloody long years!
IJM Land says "register with us, we will inform you when it is launched."

Some says developer is waiting for the right price.
Others says it has quality issues, thus the non-issuance of CF.

I don't care, the key here is location, location, location!

I was there few weeks ago with SA, SA mentioned CF was about to be issued soon. Starting price from RM168k lowest floor.... and every floor increase about RM3k to RM4k. SA said all units are fully booked - but still can register in case people cancel booking or loan reject.

But isnt the price a bit on the high side for an apartment? It's not a condo, no facilities, etc..

So far rental around there is quite okay due to UCSI students - the nearby condo Angkasa (920sqft) and Puncak Banyan (806sqft) both renting around RM1500 to RM1700 for fully furnish. But these 2 condos are walking distance from UCSI, that's y high demand.

Mandarina Court is further away - quite far to walk. But nonetheless MC's location is indeed quite good.

i went there and the SA told me is en-block sold... omg, i so frustrated! i have been register with them so long and this news is disappoint me sad.gif

they do not reveal the name, however there is some agents start selling it, so have to find it -__-

i think its pending CF since its supposed to be sold as low cost apartment but the price not low cost anymore.
hence got issue with DBKL..

I know the prices are attractive for a leasehold condominium. If you are looking to rent out the property to UCSI students, please do bear in mind that Mandarina Court is way too far for UCSI students to walk to their campus by foot. The location of Mandarina Court is even further than Puncak Bayan which is separated from UCSI by a 5 minute walking distance and a 5 minute long bridge. (I am being kind to share my homework with you guys)

Nevertheless, the location of Mandarina Court is good and so does the leasehold price!

What is the rental rate suitable for this apt in the future with selling price now start from 169k?

Bank valuation for 5th floor unit is at RM185k, exactly matched the selling price. Bank also offer additonal 30% loan for renovation, hence total 120% loan for this unit. Hope to get the offer letter soon to move ahead.
