Commercial Property Loan, Any diffference with Home loan?

I'm now trying to invest in commercial property since the rental prince is quite high.
can it be done with a combination of 3 person payslip that would total up more than 5k for a 250k loan? can i use the same home loan method? |

margin of finance is lower. not the same as homeloan.
interest rate is also higher. |
