What's the detail difference between Industrial, Commercial & Residential Land?

My likely guess is I can't open a Factory at Residential Land.
But how about using Industrial Land for Commercial Purposes?

well.. u are basically right, however there's residential land being converted into low-dense commecial land. eg, ss2 n bangsar

and most of the time commecial land n industrial land can't be converted.

as for rural areas, a lot of land allocated for plantation are used for industrial purposes as well.
