anyone doing refinancing? borrowing cost is cheap

if your property was bought about 5 years back... not is the time that you want to refinance your property. 5 years ago most packages were BLR+X% comparing to current package of BLR-X%
Infact i'm considering to cash out from my property's equity.... LOL.... if ur mortgage is BLR-2.2%, meaning your borrowing cost is about 4.3% (6.5%-2.2%) only. That is cheaper than any car or credit card loan.
Any suggest what package to take? I'm looking for something zero entry cost and flexi loan which provides a current account as withdrawal/prepayment facility.
