 renting in a new area, how to know the price reasonable?

Hi all,

Just negotiating to rent an aparment in a new area this morning. There arent many people living there yet, not much advertisement too, so cant really know the standard rent. so here are few questions:

1) is there any ways to know the standard rent if we know the unit price?
2) normally, who pays the maintainance fee? owner or tenant?
3) for a low cost unit, what is the normal things that a tenant should expect in the unit? (that we should demand before agree to rent) eg: curtain, curtain railing, fan, light, cupboard, sink etc..

owner pays the maintenance fees.

do you know how much is the price of the property? you can calculate based on certain percentage of rental yield.

low cost housing i guess around 8~9% ?

normally empty house cheaper, semi furnished and fully furnished will cost more
