The booking was open since late last year.. now can even sign SnP liao..

Heard that early bird discount had been reduced from RM3888 to RM 2000..

not sure what is the sales figure but last heard was facing East is almost fully booked/sold..

Not much publicity had been made, they only appear once during the last iproperty fair and lately featured in iproperty website..

Oppss... yea.. RM3888 still valid...

I am just betting on the up coming commercial development in Puchong..
When all 8 commercial area (IOI Boulevard, IOI mall extension, 1 Puchong, The Verve, Setia Walk, Puchong Finance Corporate Center (5 towers), Puteri Square and of cos The Zest) are up and running in 3 years time, Puchong will be a very vibrant area.. slowly moving to middle to upper class..

Location, being in the middle of cyberjaya/putrajaya, subang and PJ, accessibility is good..

I have been looking at puchong for the past 2 years and it just transforming from day to day..

What I consider as "WONG" area in Puchong is between B.Puteri, B.Kinrara till Sunway toll. Any development beyond B.Puteri (down south), I wont bet beyond that boundry.. for the time being biggrin.gif

With Puchong getting more vibrant in few years down the road, it definately need some good class of condos to cater the population, especially when more and more middle to upper class worker working in these commercial area.. If notice, there isn't many good class of condos and SA around the area. Zest and SW might just suit this demand..

LRT is somewhat sooner or later.. cross our finger hard that it materialized and its a no brainer to realise that puchong is dying to have such infrastructure..

I am only betting in up coming development area as it suits my financial bracket and I have more time to wait for investment return.. Once its fully develope, the pricing will be very different by then

B.Kinrara is just nicely situated in the middle of Puchong, TPM and Bukit Jalil, surrounded by mid to high class residential.. good accessibility to Sg Besi, Serdang, Puchong, Old Klang Road, Sunway and using back road to Equine.. better accessibility compare to B.Puteri..

Just my 2 cents..

Maxsimax.. have you gone thru the "carpark" section?? does the 2 carparks comes together with the unit or there is any clause stating it has to be purchased saparately??

4) Damansara maybe a bit too ambitious.. have to catch up with subang and sunway 1st biggrin.gif .. Puchong no land adi.. being squeeze between Forest Reserve and Mining Pool...

Ok... I got it clear right now.. Say if your purchase price is RM240k (after 3888 discount), if you look at your SPA, the amount is RM215k, carpark SPA is RM25k which total up is RM240k.. They saparate the agreement so that owner have to sell the unit together with the carpark together, carpark is not transferable and cannot be sold saparately..

Well, Tee n Teoh is using the standard SPA under the Housing Development Act, means we are protected under HDA. Developer is suppose to complete the project in 36 months which is a common practise by other condos and apartments.. Good news for that..

There is a saparate SPA for car park which the graphical carpark layout will be inserted.. you guys can try to bug them to give you the full complete version..

However, if the LRT station is really parked in front of the Zest, 2k-3k levels is definitely do-able. Savanna and Seri Maya are great examples  smile.gif

Hi Pai ..

3 years down the road mah, when all the commercial center are up and running, I foresee the value will be different by then. Aseana being the only good class condo in Puchong also fetching RM1,500 now despite it is built further in of the housing area, plus not so close to propose LRT tongue.gif

Came back from MAPEX as well... Zest sales is damn good.. beating other developement handsdown..

Agree with gunner.. East view (i dun like to say KL view bcos KL is 45 degree north east.. and you can onli c KLCC as tall as 1 cm) almost full sold.. left about 18 units (as of 3pm).. mainly top and bottom.. Salesman are pushing hard for West (Pool) view.. I guess it is normal as ppl prefer sun rise than sun set.. moreover, pool view may be detracted by noise with kids playing around.. East view got more green..

As some other saying that Zest is not offering low cost entry and not offering any freebies and promotion other than the RM3888 discount.. unlike other project like SW and Zen..

All buyers still require to pay 10% downpayment for Zest.. But I didn't see it stoping buyers from purchasing it.. Developer is really confident about that..

I met the lawyers in the B.Puteri office yesterday. The 2 lawyers (Mr Tee and Ms Teoh) were there, very nice and frenly ppl smile.gif ..

Hi guys... baru balik from MAPEX..

Got to know from SA that Kinrara will have 2 stations, 1 near Hap Seng (Merc showroom) and another near Gaint saparated by 1.2km.. Hap Seng is about 0.5km from Zest

Initially I got confuse with the ramp issue.. i tot the ramp is interfering the track but no.. the ramp is actually interfering the development of LRT station :shocking.gif: so now they are discussion how to re-align the 2 construction.. (To readers, these are only conveyed verbally and i believe there is not hard evidence to proof the validity of my statement, kindly conduct your own research)

Tunnel is not a bad idea, just hope it dun get flooded..

Hey wolfiee, now i understand wat u mean by the narrow entrance to BK9.. Yes, agree that they have to widen the 2 lane 1st b4 construting the new link .. smile.gif

Hey Wolfiee.. Thanks for the picture.. and yes.. I always pass by BK9 and went into the area once in awhile..

For LRT.. as I said I just heard what they say and I had stated that I dun have hard evidence to proof whether it is being approve or not..

Being build near Gaint only and none for Hap Seng is as good as no LRT station at all

IMHO, it is better to wait the whole thing completed before making the purchase
