720 units to choose from, buyers will be spoilt for choice and this will drive down the price.

QUOTE(startnow11 @ Aug 11 2009, 02:57 PM)
Only RM 350k for the apartment at year 2014(after 4 years)?

Hmm...when I went to sale office, i see most of the higher floor in tower A tagged with the price RM 305k++. Let's say we earn 45k from sell-off after 4 years...where enough to cover our loss o? I would rather pay extra 45k for the completed unit in booming area rather than RM305k++ for under contruction unit in uncertain booming area.

I thought when CF is ready the price should hike up another 30%? I thought it can be sold at 400k at year 2014? Ok, don't punch me for being such greedy xD

And yes I have considered competition between 720 units, the price of double storey house in puchong and some high end condo around.

Any thought?
*
block C entry prices were much much lower compared to block A and B. some manage to get their units <RM 230K in late 2008. capital gain of 30% is not unheard of but is a rather optimistic figure for an apartment.

Quick question, how you define east facing and west facing for Tower C? n tower C, my thought is unit 01-06 is west facing because the balcony is facing to the west and unit 07-12 is east facing but towards hill view. sweat.gif

rclxub.gif So i am guessing u bought one unit between unit 07-12 since you said tower A will have limited view of KLCC. Frankly speaking, I don't know which direction can see KLCC  tongue.gif

I tried access their website thezest.com.my to confirm the floor plan but it is not available now. This is suspicious, are they (developer) going to gulung tikar and run away whistling.gif Positively it could be overwhelmed by visitors  thumbup.gif

refer to the storey plan. 7 units in block C are all east facing (from the balcony not the main door).

In fact, I have asked for the complete (or near-complete) floor plan from the office so that I can get the correct measurements for furniture-hunt purpose - but was turned down as they said the floor plan (with measurements) is not yet ready for customer.

May I know if we can ask for the floor plan?
(I know it's still early but there are a few furniture-related exhibitions recently - so it's good to get familiar with the pricing sweat.gif )

your SPA would have those dimensions already. did you check your SPA?
i have the earlier floorplans from their website. you need i can post it up here for you.

correction now 140 units have KLCC view in block C.
yes those having side-by-side parking will be more "desireable" than those having tandem arrangement.

IINM, the SPA only states the total size of the unit, not the exact dimensions on the rooms, living rooms, kitchen etc...
*
yes, correct. checked the SPA and it does not state the dimensions. anyway i have all the dimensions of all the units.

Guys, is it Okay to not taking the panel lawyer as the loan lawyer? According to my bank agent, he said he wanna go with their bank's prefered lawyer. According to him, bank is the one pay for the lawyer fee and therefore bank preferred to deal with their partner lawyer. Will this affecting us, as the owner?
*
i took my loan CIMB and the loan documentations were not done by the panel solicitors. but if your loan is thru their panel banker, much easier to go and deal thru their solicitors.

is there any limit to the particular discussion? if there is, then very soon all the ppl here may lost contact even before the showroom launching?

time for some houskeeping on this thread. siteplans, floorplans, owners listing and details of the development should be on the 1st page.
