Not a good comparison. In 3-4 years time also, zest being a new place will have its golden hike, then it will slowly stagnant like the rest of condo (Taman Desa + Taman Seputeh for eg)

UAO Bangsar South is a leasehold. Imagine the price if it was a freehold. Right now it will not carrying 300k-400k range . It is way more than that. Check out Begonia which was launched cheap before. Take note that this is 1 year ago. Bangsar South development is different compared to zest because it has ample land. 1st phase launched cheaply and raising the price in every other launches by a huge magnitude. There are still quite a fair amount of un-launched product (namely the cypress studios and other park residences). More things to come. Commercial units there just received its MSC status. So price will fly around that area.

Back to zest, there are still quite a number of empty land along that road which may make way for other price catalyst launches, but it may not be as organized as Bangsar South since they are sliced for different developers.

refer to the storey plan. 7 units in block C are all east facing (from the balcony not the main door).

In fact, I have asked for the complete (or near-complete) floor plan from the office so that I can get the correct measurements for furniture-hunt purpose - but was turned down as they said the floor plan (with measurements) is not yet ready for customer.

May I know if we can ask for the floor plan?


(I know it's still early but there are a few furniture-related exhibitions recently - so it's good to get familiar with the pricing sweat.gif )

your SPA would have those dimensions already. did you check your SPA?
i have the earlier floorplans from their website. you need i can post it up here for you.

I think in addition to the view, the units that have 2 parkings side-by-side will command a premium compared to the rest of the units that have tandem parking. For practical sake.

correction now 140 units have KLCC view in block C.
yes those having side-by-side parking will be more "desireable" than those having tandem arrangement.

No choice ler, I grabbed mine in block C KL view left less than 5units that time is end of March all units are tandem parking sad.gif Have to adapt to it.....

IINM, the SPA only states the total size of the unit, not the exact dimensions on the rooms, living rooms, kitchen etc...

yes, correct. checked the SPA and it does not state the dimensions. anyway i have all the dimensions of all the units.

Basically the units Type A Level 15 and above - the price is higher than the other units on the lower floor - but is the same with other types on the same floor i.e. no premium compared to other units of the same floor...only more expensive becos it is larger in size.

If i am not mistaken, it is located on each floor....but very limited number. most are tandem parking, probably due to the design of the apartment. For me, i have a choice of choosing between a lower floor unit with tandem parking of a higher floor unit with a higher price. If the residents are a family, it should be okay for tandem parking as we can take two keys together. if it is for property investment and renting out to strangers...the side-by-side parking will be a selling point...
