QUOTE(chenster @ Mar 23 2009, 03:28 PM)
eh..
i tot if u sign ur S&P and somehow ur loan get rejected.. they will forfeit ur RM3k booking fees u paid earlier..

+++++++++

i just called up ocbc to clarify things.. she told me that this is a new plan devised for the zest project..

-2.25 for financial legal fees
-1.5 for ZEC or non ZEC or something like that..

financial legal fees package she explains is not ZEC.. but cheaper than ZEC.. the lawyer fees + stamp duty etc etc is not paid by the banks and include in ur loan..
but the fees will still be included in the loan but not paid by the bank.. get it? so the interest will be lower than paid by the banks..

+++++++

just got a call when typing this reply.. cimb just called up say they cannot do this project because of the parking agreement tied in.. i guess same reason as standchart?

------------

i think u can call up OCBC panel for more info on this new package.. she said they did something and get this plan approved.. im still holding on first waiting for rhb..
*
I think a good practise will be:

1) Do the booking
2) Scout for loan package
3) Get bank to comfirm the loan
4) Sign SPA .. Pay the remaining downpayment
5) Sign your loan agreement

my 2 cents smile.gif

You r rite, but sometime the bank facilities and n the agent service play an important part as well. How many branch they have, the due payment duration, how helpful the bank agent is. I dun mind giving slightly higher to have better and convenience service. Because this will be your commitment for 25-30 years. So put this as consideration as well, another 2cents of mine(sudah 4cents tongue.gif )

Of course.. I was refering same bank with different package.. chill chill..

Just use loan calculator and armotization table if you want to time your exit..

Erm.. 8 cents liao??

QUOTE(ayoyo @ Mar 24 2009, 07:03 PM)
Hi, I booked one unit last week at klcc luxury property... and paid rm3000 booking fees; i have them put down in the booking form that they will refund the rm3000 if cannot get loan.

i booked one unit facing pool view for investing purpose. now getting worry because of the high density not sure if can rent out or resale, and highway no public transport.

i saw in another blog that dbkl proposed to build a C&C (cemetery...) 12km from this project (city view side) and afraid will have negative impact on the price.

also, the sales people showed me the latest version from the paper that lrt will be constructed in front of hap seng
are they not reliable source?? if there is no such thing, can we drop to proceed because they misrepresent.
*
There are always competition in reselling or renting out.. No doubt on that..

For the CnC issue, KL view unit owners should be the ones to worry.. if its 12km, its already reaching KLCC.. I dont believe in having a good KL view, its just sales talk and you will only see KL tower like a peanut.. east view is more of greenary.. CnC is about 1km north east rather than direct east.. further more, its still under plan..

I think most of the owner here feel the LRT issue is not so reliable (with the spirit of Boleh-land, any plan can be altered) and if it happen to be in front of hapseng, it will just a bonus, the important one is still the ramp..

Good luck wink.gif

Thanks for the advise.. We will always follow closely with TT for this issue.. We will post any update here .. wink.gif

Too bad for Puncak Jalil bcos Talam went pk.. not only no ramp but thousands of houses owner of Puncak Jalil suffer including one of my fren who bought Talam projects..

Will TT share the same faith as Talam.. time will tell..

If really no ramp, we will just have to use TPM flyover just like any BK9 residences whistling.gif

Hi,

If the loan is not approved, I was told that the booking fees is refundable. However, this is just sales talk. Anyone here who knows someone's booking fees is refunded due to loan disapproved. If is refundable, we just need to show them the letter from the bank, am I right?
*
Hi Naleh33,

IMHO, the best answer will be give a call to Trinity tomorrow morning.. I guess our answer also not as reliable as the SA wink.gif

yea.. eugene almost did that...

That was because we did the booking even before the advertising permit.. Now with everything up and running, I am not very sure..

Well, it stated as FREE from developer, so even got cheaper or not, dont think it will affect us as we are paying the SNP price..

only level 1 (unit just above podium carpark) has 1419 sqft bcos these units come with "private garden" which is some remaining space outside the unit.. They already did this changes since Mapex in MV.

For the last block, which facing do you think is good? The front corner (type A) face pool AND KLCC, which is superb. The back pulak face the golf course, also cun.
Golf view better.. you dun see the factory and also more fresh air facing green.. that's only me smile.gif
