 Desa Kiara Condo, Near Cemetery

Anyone staying around/in the Desa Kiara condo?

Many were saying that it's in a strategic location (Infrastructure wise) but only problem was it's right beside a muslim cemetery.
The cemetery was expanded in 2003/2004 which caused a massive sell-off and landsliding prices.

I'm actually interested in this location, but would like to hear if anyone has any experience or done any research on this?
Rumours were during rainy days there will be a stench from decomposing bodies from the cemetery and it's an eye sore from your balcony (both visually and phychologically).

Eyesore is a big yes, but dont think the stench rumor is true. Else ppl wont pay RM1.5k rental for it.

Location is good but traffic wise I would say is inconvenient. The cemetery would definitely be an eyesore.

Currently live in Subang Jaya and traffic here mighty inconvinient as well as I work in KL smile.gif
But I may be missing something in this area?

I didnt do any in-depth research as I found the cemetary is quite a turn off. But I know rental yiled is more than decent provided u can get over the fact u r buying a cemetary property.

If u decided to go ahead with the deal, my suggestion is that u secure at least 1 housing loan offer prior to paying the full DP. Most banks I know were quite reluctant to finance subsale purchase of Desa Kiara, again mainly due the cemetary. wink.gif

thanks for the advice pai.

Indeed, looking for a cheap place to stay is tough these days! Only considering this area, but just like you many have adviced against it. Reasons are mainly phychological and re-sale value.

Seems most likely to abandon ship for this one and look elsewhere (Changkat View?).

Not an in-depth research on it too. Is just that I have been to the condo and I find it very nice to stay but that was more than 5 years back. In my opinion, the traffic there is inconvenient unlike the old days. The cemetery also is another factor that I dislike.

Rental RM1.5k ~ RM1.8k partly furnished. should be a leasehold property. other than the cemetery problem, i say the location is strategic and security is strict.

the condo is freehold , developer is bankrucy ,i also interesting want to buy there , muslim cemetery is ok to me coz i am chrstian , if face there can get cheap price is good la .any other problem there?the casa tropicana have a flyover connect to there.

FYI, only the last few blocks face the cemetery. The first few blocks are low rise and no sight of the cemetery at all.

Good price, not facing cemetery, good rental returns. Developer bankruptcy is not an issue in sale & purchase.

peterkua - actually, what i found out from the liquidator is that the developer destroyed all records for this condo. therefore, the liquidator is trying to reconstruct the records by getting copies of the original documents from the owners. the legitimacy of the ownership can still be questioned.

this really put me off this place. no way am i going to risk 250k on the liquidator's half-complete records.

why i never saw it that way before... difficult to get loan due to cemetary... something to make a note of...
