at 35k, the house is being tenanted at rm 270 p.m
500 sq feet
2 bedrooms
1 bathroom
4th floor walk up apt.

mathematically speaking, i think its worth it (i could be wrong), but

(a) is the rent standard for that area?
(b) is the price ok for that area?
© is the area ok?

hm.. i stay in anggerik perdana. just next to bandar teknologi kajang. for me, the environment there is good. there are billion, shell and factories.
If it meets your budget and since it is tenanted and proven give profit to you, why not?
just, the apartment looks old lah..

i'm not sure i want to buy, because the current tenants are expats, a.k.a imported workers.

you can ask the owner to kick out the tenant before hand over the house, provided that you confident can easily get another tenants.
how many rooms? bathrooms?
