 Safest Taman in Puchong/PJ/Subang area

hi I am looking for a house around RM500K and below... any suggestion for the SAFEST/best security
taman in the following area Puchong/Old klang rd/OUG/Seri Petaling/Bkt Jalil/PJ/or Subang area...

landed property or condos? condos tend to have better security though regardless of the taman. but imho, puchong would be the least safest area compared to the others. my client's situated there and have heard alot of horror stories + almost been laptop mugged before!

i would consider an apartment in subang if security is my main concern (several have sprouted up near carrefour / subang parade area) for that amt of moolah. anyway, good luck in your property search smile.gif

Normally the taman now paid money for security and house also need security alam system.

Tanamera, its gated & guarded and intermediate is < RM450k but be ready to pay RM200 fr maintainence every month

Maybe you like to try OBD condo in Taman Desa, the security is very tight and a lot Japanese expatriate stay there. Alternative will be Bandar Puteri Puchong double storey house, you can find house within the RM500k region, been staying there for quite sometime especially the Puteri 6, security is very good. smile.gif

I'm looking around Puchong and Cheras area. Puchong is still developing, and Cheras is more matured, most buyers are from Cheras as well.

So, undecided. Argh I hate this.

go landed if you can afford.
the security there is top notch & neighbours are super nice, they been taking care of the house since 2000 where there is nobody there.
i got a OUG 2story terrace freehold going up for sale soon. after renovations lah. this location is near happy garden & very easy excess to the newly build hiway. well best thing is the price keeps on n on increasing.. icon_rolleyes.gif

High crime rate is everywhere, you're not safe... the only thing you can do is take preventive steps and pray you're not next.

FYI I've lived in PJ (SS2), Puchong (Puchong Utama, Jalan Kenari) , and Old Klang Road (Happy Garden)...

All three areas relatives like my mom got robbed or I've witnessed people getting robbed.

I've even had my car broken into in supposedly affluent Damansara...

usj is huge la, bro.. don't la say until like the whole of usj i liddat.. you need a lot more robbers to cover the entire 1 to 27 *lol* any particular part of usj you're referring to?

agree on the safety side from all over the place.. robbers are like ants.. eyeing our sweet sugar.. and when ever they see nice ppl in nice car, holding briefcase, they will start to target u...

we hear and witness all kinds of crimes everywhere now.. just be carefull with your surroundings and be alert..

so, don't think when you live in a poshy condo will be totally crime-free.. there has been many insider-jobs that were hard to detect..

the crime will go in a wave cycle.. from one area to another. your condo/housing area will be safest when it's at the worst time (most reported crimes).. because criminals don't like the attention as well and will move on to the next area/condo

some "common area" that thief n robbers like to target USJ are the USj 1,2,3,4,6,9,11,12,13,14,15,18, the most safe neoghbourhood that u can consider is USJ 16. Those SS area like SS 13,14,15 very hot target of robbers nowadays don't really know the reason, all this I gather from the info in www.usj.com.my.

depend on area, been staying in Puchong for 15 years, the "safest" place now I felt is Bandar Puteri, the rest of the area so so unless they are guarded & gated with tight security,otherwise search else where. Some of the area in Puchong that you should avoid are Puchong Utama, Puchong Jaya, Taman Kinrara, Bandar Kinrara 2, Puhong Perdana, Puchong Wawasan 3(got a few haunted house I heard,its gated area but the guard is sleeping most of the time) .... thats all the place that I can think of off-hand.
