 Leasehold Renewal @ PJ Old Town - How ?, Please Advise

Hi Guys,

I would like to seek advise regarding Renewal of Leasehold Old Town @ Petaling Jaya area.
Kindly advise me, how should I go about it ?

I have the original house plan with me which is old & kinda big.
I heard people saying this "old plan" need to change to a "new plan" which is smaller.
Which government area office I should go ?
Is this a tedious process ?

I am sure they will be able to give u the detailed procedure.

U do not need house plan to apply for renewal of leasehold. If u are the owner of the land, u can go to Ground Floor, Unit Pembangunan Tanah (behind payment counter), Pejabat Tanah & Daerah Petaling in SS16 Subang Jaya (next to Toyota Service Centre).

Go to see Puan Jun or Encik Raja for more information. Basically u need to apply for 2 applications at the same time, 1, to surrender the whole lot to the government, don’t worry, they will re-alienate the same lot to u, that’s why the 2nd application is to apply the stateland (the one that u surrender) and extend to 99 years max.

I am not 100% sure whether the application need to go through state EXCO and MB for approval or not, it should take at least 6 months to get approval. Upon approval, u will need to pay premium, the amount depends on the current value market of your land.

when u surrender your land to government, u need to pay some nominal fee about RM300, yes, i repeat, u surrender your land, u pay fee, no kidding. this under National Land Code Section 197 if my memory serve me right.

i dont know the how much is the premium u need to pay, as i mentioned in my last post.

i don't think u have really understand my post at #4, in order for u to extend your lease hold land tenure, u need to surrender your land and and at the same time get back your land with longer land tenure.

Hi , me also want to know about this LEASEHOLD thing ...just droping by with some question...

Does it Mean we Need to apply for a NEW LOAN FROM THE BANK TO GET BACK THE LAND ??........

i checked with my friend staying at same area, bcoz this is the 1st time we are doing the renew after 3 generations. this is new lah to me....

he say summit the land title/house plan (photocopy wan) to him & pass to runner, i will summit mine once he got his news...

other semilar PJ area, renew cost about 150k one shot pay(can nego until 50k if you appeal lah) for another 99years. as i spoke to my lawyer & ppl who renew before...
Many people i know say 400-300k maybe their area is damm wide/big..
mine only abt 5000sqf (i guess)..

The premium for the land title renewal will be based on the current market value of the land. If commercial land it would defenitely cost more.

The land office has the formula to calculate the same.

Mine aldy renew during renovation till 2100.
There is a weekly meetup in padang Hoki PJ near assunta.
They collect everybody's copy & sent up one shot.

FYI, my brother did that and to renew 99 years he is paying for 65k within 3 months & if you decide to pay slowly then actual us 90k... The land only 4500sqf...

Good luck & he took more than 1 year to Kau tim... He hv travel to shah alan & putra jaya more than 10 times to Jumba datuk to sign for him... Many follow up

He is planning to stay and now in progress apply loan and renovate the whole house or actually to rebuild whole house and he got quote to build 2 story is about 600k

bro you have to check with the community head/board handling your section. chargers depends sqf & nego power. your community normally gahter all info & summit.

few places Taman Maluri successfully convert leasehold to freehold. recently sri petaling 7000 house can convert leasehold to freehold. when is PJ old town?

my understanding is maluri kepong and sri petaling can be change to freehold because was found that the master title was previously freehold, so is kind of mistake by land office.
in normal circumstances, basically no way land in kl/selangor are allowed to change from leasehold to freehold.
