I wish to request advice and from experts in this forum in property investment. Between a larger unit and smaller unit, what would you purchase and why? My theory:
- with smaller units i can buy more at different levels and it'll be highly potential to lease out most if not all of my units
- with smaller units, i receive less rental and need for leverage between units thus lower return
- with smaller units, it'll be easier to lease
- with smaller and more units i have flexibility of loan package contrary to the potential lease of the unit
With One Large Unit
- the return should be higher
- only one unit and there's nothing much can be done
- since it's not corner unit, there might be difficulty finding tenants
- i can only have 1 type of loan thus lack flexibility
This is theoretical and my views. Please enlighten me further.
