erm, CPM is not equal to fix income. CPM is base on traffics (impression to be exact). if something happen and ur site down for a month, ur CPM income is gonna be 0 also. unlike renting ad space, which is fix rate for a period of time but it also means that you have to make sure ur site must be always up no matter what happen. There are a few pro n cons.

even it is CPM, ur advertiser might have a caps for the maximum he can pay u also. if ur traffic increase 10x, then...sad lor, u will only get the maximum price he can offer u. but u can choose to take down his banner also la.

about renting ad space, actually u can do it with some promotion:

example:
1 month = rm50
3 month = rm120 (some discount will make ur advertiser happy to get u again)

if u lucky than u can enjoy ur ads buyer for 3 month liao I also curi curi learn this thing from my current company (advertising & internet marketing) since i'm one of the designer there. info above might be wrong also, as i said, i just listen and try to know what they talking above
