I've recently brought an auction property on a low cost apartment. Bank loan just approved and now am handling the name transfer etc. The agent told me while waiting for such, I can start advertising and immediately there's a serious tenant. 2. broken toilet sink
3. main pipeline replaced with pvc pipe instead of steel pipe
4. huge crack outside the house (not much of an issue since the property is built on mining area)

Thus the tenant offer to fix all those as long as I deduct the rental (which is onlyRM300/mth). So shall I let him fix it and deduct rental? or pay it off once he fixed it? I'm just worried that after fixing in rental deduction, i'm afraid another problem crops up and he would offer to fix it again, and another rental deduction?
Also the crack i would prefer that the developer fix the problem. Since it's an auctioned property, I wonder how do I go about the outstanding bills like TNB which is under the previous owner name (OUTSTANDING RM350) and water bills of RM700) ? Maintenance outstanding are borne by the bank.
The tenant is somehow a contractor for plumbing and etc, he fixes everything.
i would personally fix those stuff myself o get freelance contractor to do the job if don't have time. maybe can tell forumers your property location for recommendation of freelance contractor to do the job. your tenant definately knows how to fix those problems himself with minimal cost otherwise he won't volunteer. if the cost of repair would be more than the rental i'd like to see him offer to contra his 'services' with your rental
item no. 1 could be due to a faulty float ball (can easily change), sometimes when theres little movement or over time the joint wrapped with the tape wears out or not tighten properly in the 1st place. unless your water tank 'bocor' then maybe cost more. but still how big can your water tank be since its a low cost apt.
item no. 2 i'm sure its quite obvious u need to get someone to replace, onli question is how much the installer going to charge u. n of course have to buy replacement yourself.
item no. 3 i'm guessing that your apt experienced some concealed leakage before thus the pvc pipe u see. the previous owner likely try to save from rectifying at the source due to the work involve, esp costs. common problem in apts.
item no. 4 if u r sure that the cracked area falls under the common property can get the developer/ mgmt to attend to it
item no. 5 do u mean the electricity meter?

don't quite understand. if its the electricity meter u mean, no suprise cos the previous owner hutang didn't pay so tnb remove it. if that isn't what u mean, u'll probably need to replace it yourself.
the outstanding with tnb n water bill needs to be settled before u can open a new ac under your name. come to think of it not much i can say here cos frm my personal experience, i just paid off the outstanding as it wasn't much in order to get a new meter. maybe can check with your lawyer.... o wait for comments from other forumers..... i'd like to know for sure too
