 My first home renovation - HELP!......

Hey guys and gals,

Been reading up on all the topics here and they are indeed very informative. I recently bought a house around PJ, old single storey house (22' x 75'). Apparently it has never ever been 'touched'/renovated. In fact the kitchen at the back is only covered with zinc and there's like 14ft of land that can be extended furthur.

I'm planning to basically 'rebuild' 90% of the house. rclxms.gif Only thing unchanged will be the 1st room (in front) and a minor extensian of the living/hall area.

I've got the quotes as listed below (pls do comment or advise):-

1) Hacking of wall $3 psf
2) Construct new wall $10 psf
3) Solid door $ 950 per unit ( not incl lockset)
4) Concrete slab $10 psf
5) Install wall tiles to full height $5 (tiles not provided)
6) Grill $15 psf ( for the back yard)
7) Metal door for back yard $650
8) Structure at extended area - new footing $ 500 per no
new column $650 per no
new ground beam $30 psf
new roof beam $30 psf
new roof $317 psf (with tiles etc)
9) Hacking of existing marble floor and install new tiles $5.50 (tiles not provided)
10)Remove existing roof tiles and install new $5500 (total)
11) Paint work $5500 (whole house when completed in and out)

Also any ideas on the pros and cons of using the powder coated window/door? Any recommended suppliers for wooden doors, security companies, built in wardrobes/kitchen cabinets, suggested lighting options coz I don't want to use plaster ceiling (very mahal la). doh.gif

Reply: Mine was quoted in lump sum...can't comment here..

Reply: was quoted RM600/unit for solid door

Reply: Don't understand this... the slab only? Use for what? hehe...

5) Install wall tiles to full height $5 (tiles not provided)
Reply: Same. RM5/sqft

6) Grill $15 psf ( for the back yard)
Reply: Lump sum payment as well...

7) Metal door for back yard $650
Reply: Mine is M.S Grill 5.5ft(H) x 20ft (W) with M.S Door 1 unit - RM1436

8) Structure at extended area - new footing $ 500 per no
new column $650 per no
new ground beam $30 psf
new roof beam $30 psf
new roof $317 psf (with tiles etc)

Reply:
Porch - 5ft(H) cement brickwall with 100mm base - RM50/ft run
Backyard - 125mm cement brickwall 5.5ft(H) with 400mm ground beem - RM82.5/ft run

Reply: RM8.50 (not including tiles)

10)Remove existing roof tiles and install new $5500 (total)
Reply: Did not do.

11) Paint work $5500 (whole house when completed in and out)
Reply: RM6k using JOTUN paint. Same whole house. Double storey terrace.

Bro...i think more or less the same la...furthermore, our location is different so pricing maybe different also...hard to compare apple to apple...

Can I tumpang as well. My house should be ready by October. Problem is ppl keep saying renovation during end of the year is not a wise choice bcoz many contractors are rushing. Reason is too many ppl are doing renovation for CNY or New Year, more bussiness but less man power. Rushing work means bad quality. SOmetime it could delay your project. It makes sense but if wait then the material cost goes up, then how?

Things I need to do

1. Plaster Ceiling with down light hole
2. Window Grill, sliding down (2 doors), Door grill
3. Heater point
4. Air Con point.

mine.....both lum sum....

better check what sort of finishing....whether natural color or put some darker color coat...
those will come with different price...

can say this one cheap...coz mine charged at RM6 for workmanship

mine...RM5100 altogether....NIPPON Paint i guess

built in wardrobes is pricey...if possible...get from furniture shop which can fit your space...

Very much appreciated guys!

So, I guess the pricing should be ok. Just need to finalise some little things.
Will be getting the quote for electrical works by today too.

Anyone has used upvc windows? Any comments for this?
