I guess he's probably referring to bad condo management, high maintenance fees, or tenant mix.

Villapark, recently completed and selling well esp after CF.


One of the case:

956sqft, bought at RM170k 2.5 years ago, sold at RM240k last week.
-2 car parks
-3 rooms

Good facilities.

The nearby neighbour, The Sanderson is selling like hot cake also especially for the 900sqft Suite type- Starting price RM310k

My opinion on this, the layout of the unit looks kinda awkward.
People preferably prefer a straight T or L layouts (more room)..
Villapark looks squar-ish

Its selling like hot cake. I'm already progressing few loans for some clients and more to come. The price per sqft is touching RM230! Return darn good and with such value, unable to deny it will still have very high chances for future profit.

If u are getting one unit, pls opt for higher floor as you do not want to be "covered" by the Sanderson units.

Yes the price appreciates quite substantially. However i think it is rather to expensive for 230/sq comparing to the Sanderson which is only 280/sq

hehe... believe it or not, i got 3 friends who bought one unit each (all 1 week apart from each other). same size, same blk but different floor.

10Sep10 RM228k@ 956sqft RM238per sqft
22Sep10 RM235k@ 956sqft RM246per sqft
30Sep10 RM245k@ 956sqft RM256per sqft

Wow, already reach 250per sqft. Unless they cheat me on the price. Haha...

I'm a mortgage broker. Dealt with a lot banks a valuation firms. Therefore, roughly I know the trend. You see Sanderson launched around 280/ft. Investors who book the unit and resell it back already pushing price to 300/ft.

Just say 3 yrs down the road if property bubble in Malaysia don't burst, real estate agent will convince owner to sell their unit and will proposing 330/ft or 350/ft. This is what happening with Villapark.

If now Villapark being push to 250/ft and owner just gotten keys. After renovation and own stay, do you think the value can increase 10/ft or 20/ft every year? U do the maths. Sanderson go up, surrounding property will up as well. greedy human factor will make a different.

Maybe those lower floor could be affected but still some distance. even without the construction, level 3-4 could be affected by the link road to TSandersons.

There is no 990 but 956 only smile.gif
Not sure about other sizes but one friend just bought 956 at block b 13 floor, jungle view 2 car parks for Rm 245k. He said that unit is very nice because not so hot and very beautiful view.

planning to get one but worries about the 10% downpayment as i nd to dig it out from my epf and loan and snp fees
mind telling how much has he spent for all these?

Through agent, no discount. He have to pay 2% asap as there are other interested buyer also during that time.
No worries unless this is your 3rd property. The valuation price at this place is easily RM235-240k.... if you loan 70% then u may have to fork out 72k which is quite a lot as for now.... I think the bank cannot go beyond RM240k for valuation... but to find cheap bargain this place is quite hard already..

The environment here is not bad as it's quite cooling and still see lot of greenery. However,
lot of projects coming up will make this place more booming but the greenery will gone for
sure. The access road and parking are not a pleasure things in villa park. Always can see cars
park at both sides of the road

Thanks for the info.. Actually I got interest on villa park. Last week I went there , it's quiet new seem like just completion. But the bad is its quiet inside.. Heard that future got one road will connect to bukit jail expressway.. Is it true??

I think shud depend on unit...Nowadays, have to top up lot if want to get a property.Bank valuation normally lower than asking price sad.gif...The surrounding environment good?

the road condition is better than past few mths ady... by the time sanderson got the VP there will be more cars passing thru there...smile.gif

there are shoplots gonna be completed just down the hill and old town will be there as well...

by the way, im one of the residence of villa park...

Hi everyone, just bought a unit and will move to villa park soon, however my unit come will one carpark only sad.gif ...wondering can buy another extra carpark? if yes, how much and compare to renting a carpark cost?

bought this at subsale at 240k in nov10. now got agent asking to sell at 380k

unit can be rented out at 1300 (mine is 956sf)

the MAJOR downside - poor accessibility. kena pass through all those kilang and flats before u can reach to VP.

but since sandersons, COG and other projects are coming up there, is still worthwhile to hang on to this one or should i just flip now (wait until tenant finish contract) and move on to better projects? any opinion?

The rooftop got leaking problem b'cos the developer, Villamas didn't do a proper job but recently someone take legal action against them but they did some shoddy work again.

African is minority less than 10%, few of them is staying and we do have good investor that prefer not to rent out to African.

Last week saw 2 resident planning to sell the unit, 956 sq ft and 1016 sq ft, maybe you can try contact them but they don't prefer agent.

Yes, the width not so great but I think the length still acceptable.

If you think this is small, try to see the one at Koi Legian, that one should be koi pond.
