It is sad to know that the developer is taking so long to deliver this project. Everyday I pass by i can see that damm disco light on...
there is an entrance to the condo at the rear which do not need us to go through the main entrance thus avoiding the uncomplete club house.

It was my preception that the CF will be provided based on the fact that we do not need to go through the front entrance. however till now same frustration.

If they are going to rent and charge for membership to use the club...hmmm....no comments on that

Great!! So far we have walle, khyuen, pong85, maxnergy, anokcow and so on who will fight for compensation if club house facility not ready when hand over keys. I had check with some lawyers and they said we had the right to request for compensation...as it is the club house, facilities & pricing (if without this, just like some of us says it's a flat) that attracts the buyers to purchase. This are all in their websites and brochure.

We should not except free water supply as this is peanuts.

COUNT ME IN TOO. REALLY DISAPPOINTED WITH THE DEVELOPER...SO MANY PLANS HAVE TO BE ON HOLD BECAUSE OF THE DELAY. FYI...Block A, B & C purchasers..the brick walls of the house are made of cement brick, pay so much cannot get good quality bricks...look at the other developers they use cement brick for low cost flats only...sigh....

went there today...saw only one worker at the main entrance, sigh (He must be very much in pressure to complete it by himself)..already coming to the end of the month what next Taipan Focus? another end of the month? An experienced developer will have proper project management

So let’s “cross finger” that Taipan have met all the requirements by Syabas and we get VP by 15/6/2012.

As for Compensation proposal, Taipan agrees to come up with the proposal as per agreement (Delay in handing over VP with completion of individual parcel and common property) on the day we get VP (15/6/2012). As per the discussion the other day, if we (buyers) not satisfy with the compensation proposal (max 10% as per agreement) then we could lodge a report at housing tribunal and let the tribunal to decide on the compensation. However, the buyers we reminded by Taipan that this compensation is only for delay in handing over VP with completion of individual parcel and common property which not includes club house and swimming pool (private property - as per agreement).

On the status of Club house and swimming pool, Taipan has committed to complete the club house and allow the tenant to use it by Dec 2012. However, this is not includes swimming pool. The swimming pool will only be completed and ready for the tenant's use upon completion of Block C (where the development is yet to begin). Estimated time of completion for Block C and subsequently the swimming pool would be July 2013 (as per what Taipan said). Besides this, Taipan have also confirmed that the Chinese temple would be relocated to new place by July 2012 which means block C works would commence on July or August 2012.

The others who came for the meeting including Taipan's representative (Mr.Simon) please feel free to reply this mail if i missed out any other decisions taken during this meeting.

Finally once again thanks for everyone who turn up for this meeting.

Guys I could you all pls PM (Hope everyone know how to PM - let me know if dont know) me your name, unit, email and hand over date as per contract and contact number (optional).
I will compile and email everyone this list. By having this we would know how many actually affected by delay hand over and also it would be easier to contact each other rather then thru this forum. It is also proper to discuss through email rather then in open forum as it would have cirtain impact on the price of our property.

i truely agree with legendsky, so many times we heard the story next week, next month, i believe it cannot be entirely Syabas problem. If it is so then they sure will be jumping at Syabas to get it do ne quickly. Syabas is not going to pay our compensation, the developer are the one. Useless developer always tell story only cannot even deliver a simple condo project. Idoits !!! Called Simon today and y/day did not pick up the phone.... mad.gif vmad.gif

What I see is that they will always use the perfect things to sell the unit but you know when they deliver they will deliver with with what they like as long it is something that we cannot sue. My advise is when we get the key (if we get the key at all), to do a detail check on what was promised against what was delivered. Bring the SNP along too, tht will help shakehead.gif

Dear friends,

I have just received my letter from the developer, we are required to pay additional for the insurance, maintenance, Quit rent and assessment charges (all for this year). For the maintenance charges we pay up front for 4 months, which for my unit works out to be around RM 0.20 (averaged) - which I will be asking for the breakdown, when I see them.

Well hope that all of you will receive your letter soon...

I totally agree as why do we have to pay for the maintenance fees for the month of July ( maybe August) if we have not got full access to our house. If there is no water supply, no proper security and even no proper entrance yet. Also I will be going this Satuday to collect the key in the morning, anyone else coming or you all have collected the key? We have to query further and also what about the 4 month compensation?

CANNOT PROVIDE THE KEYS ON TIME WANT TO GIVE 2 WEEKS TIME FRAME FOR DEFECT CHECK THAT IS A BIT OF RUSH.......

Today i have spoken to someone from FMB, will provide me details on how to go about for the maintenance fees that we are incurring for a property that we have not occupied yet. I was told that we can do something about it. Still vague about it will know more in a day or two

Guys,

If we can collect the keys it would be better, and for those who want to wait also can cause the defects then the developer has the right to say that they are no more liable to the defects. I thought of collecting it and later only ask for payback....

P.S when we sign the letter receiving the Key we can put a clause there saying " accepted with protest" which will be useful in the long run for us all. *Just my 2 cents*

There is definately a 24 months defect liability period, as it is a standard in any CAR (Contractor All Risk) policy, and that includes anything that occurs after you have taken possession of the property and you cannot fault the developer after that...dude what more heart ache you can already get?
