Just called and ask..

Was told about RM400psf.. It was comparable cheap in this BBB mode, even the Sg besi project also seeling this price.. Think PJ should sell higher than that rite?

So what you guys think? Any opinions?

Anyway, I am new here.. Mine is block A but I will turn myself on for the coming meet up.. Felt disappointed on the developer progress..

Today went to Taipan HQ.. Asking about the handover date for block D owners.. There is an officer there but dunno what's his name and he mentioned that the keys are all get ready.. He showed me the boxes of keys on the floor and I noticed that the boxes are labelled with different unit numbers..

I was thinking to take photo but is a little odd to do so hence I didn't took any to show u guys here.. Anyway, I think this incident was really Syabas delayed as I got no idea that why the developer wanna delay since they already done and preparing to handover to the owners..

Btw, hope block D owners can get the VP by this month and the progress for other blocks keep moving lo.. smile.gif

Dear all.. So far my cheques have no issue.. The only incident happen was on March that the account departments delay a month payment.. ( mine was monthly collection basis).. Frankly at that point of time, I did doubt about the financial status of Taipan but after analyzing the progress claimant they've made and the completion of the condo structural, I think they should still be financial strong..

Mine was fifth floor at block A and the progress claim till now was only 35% where actually the block A structural was almost completed.. Beside, they are almost can handover block D but still keep delaying which all of us not sure what are they thinking but the only thing I can see here is if they really lack of money, they will be the one who really urge to handover as the can easily claim another 5% from all the units which estimated more than 4mil..

By the way, we should really meetup by this Saturday and need the management to reply the Syabas or any other issue which leading the delay.. Is better that mr Lau will join us for the meetup..

Can someone here initiate the meetup and update us the firm time and we together meetup in the sales gallery.. Kindly assisit in this matter..

Jus passed by there.. The club house progress really slow.. Right now think they concentrate more on blocks A and B... They r linking both blocks together rite now..

The temple is still there.. Think block C and swimming pool will seriously delay..

Btw, really hope they get the approval from Syabas n no more further delay to issue the vp for block D residences..

Dear frens... Jus went to the sales gallery.. A staff still give the same excuse that Syabas causing the delay... They said probably next month only can get the keys...

Same story since early January... Boring...

Good news.. Block A, B and clubhouse to be completed by June.. According to Taipan's Andy, he promised that and he will look after the comments and complaints..

If everything well conducted, I believe the condo price will easily touched 500psf in the next 2 years..

Yes.. U can claim.. Many our neighbors from Block D claim theirs.. I think the procedures are not very hassle.. Please bear in mind to stand firm upon claiming else •they• will neglect or delay to pay..

Dear ALL, I've checked with the HQ last week regarding the A and B handover period.

Same story as per previous, 2 more months to wait..

However, they mentioned this time is quite firm which BOMBA inspection is conducting and shall be end by Aug, so they said September can get CF..

The worry issue is A and B management will remain as per bock D which currently they are so many complaints from the existing D's neighbors.. So after we move in there should be more funds to maintain our condo and hopefully current issue will be eliminated..

Ya.. For Block A and B owners are still pending for VP.. But Mayb you can check with agents for the Block D units.. Probably, there are still some units pending for sales..

Park 51 really so good demand?! I think the main issue is you will never get a new and large unit in this price at PJ area..

I think for those who had holding power, probably after the completion of all facilities then price shall further up another 10~15%..

Since there are good rental demand, I believed Park 51's price still way to go up..

Density wise, I dun think there will be anyone to complaint about high dense.. If Park 51 consider high dense, then 1120, palm springs, parklane etc is considered congested highly dense condos..

Just my 2 cents..

Hi there, I think is unable to find >1000 sqft with budget of rm450k..

I belief block D is fully transacted which mean whoever wanna sell already sold dy..

Moreover block A and B is little exclusive as there are only 8 units per floor and heard that the finishing will be slightly better than D, therefore for a unit with that size but ard rm450k is really impossible..

Anyway, good luck to you.. Hope we can be the neighbor soon..

Called sales office and was informed they r preparing the 2nd letter as they said the vp is by this month..

I dunno how true izzit but let's hope it happen by end of the yr..

I just called to HQ and was confirmed by the staffs that the VP is ready by next 2 weeks..

Developer is preparing the necessary docs send to owners and we shall start receiving these letters/ notification soon..

Developer called and informed that VP either by this or next week..

They said they are sending the letters to the owners by this week to notify the key collection date..

They've stopped my reimbursement of interest claim and was informed the amount will be calculate upon key collection as we might need to pay some kind of fees/charges during vp..

I think we should start to draft the lad charges as mine has been delayed almost 1 full calender year..
