Went to location. The developer promises quite a lot of things, among them: - Building of a clubhouse - Widening of access roads - Charter buses to Seri Setia KTM - Commercialisng the area
Please note the above may just be empty promises.
Block D scheduled completion only in 2011 December and you need to service the interest until complete construction.
The only real plus point to me is the easy access to federal highway (about 1-2km away).
One thing that really annoyed me was the sales agent. I tried contacting him several times and he did not bother to respond. Further which I called him back and he said will get back to me but, he didn't. Very bad initial impression on the developer based on the quality of sales reps. Empty promises again.
My gut senses tells me to avoid this developer.

Alan, To be entirely fair, the price / sqf of Park51 is discounted and low because of the closer proximity to industrial area. I guess you get what you pay for. I don't really have a contention with the price.
Wind Dragon, Only thing I cannot understand is, what is true, and what is not true. Quite a few vague commitments which that sales agents have provided. Honesty and trust is a big thing in the property development especially since it's a large investments. This is not selling a microwave. Once the trust is lacking, it'll take a long time to re-gain. Talam is a good example.
I'll be fair this is entirely my impression and what I've experienced which is related to one sales agent. I'm sure many others had good views about the project. But it's good that you share this with your boss, so maybe there's more consistency / concrete terms in the sales. Maybe all units have sold out - in that case congratulations!
