there are some minor defects, not major, all still fixable...with the paid price less than RM250psf at PJ location........proven it's a good buy...even though there are many negative comments for this prop...

even though is not perfect in workmanship...but still quite satisfy with the work...especially those decorative doors for whole units...nice full tiles on common area...the park landscape is not too bad but can be improve more by planting more flowers and trees...eager to wait for the completion of the clubhouse and swimming pool area.....

i only care when can get my CF..., i hope taipan really can give us CF another 3 weeks, no more cheat... mad.gif
, because taipan already took our 4 months maintainance fee without club house & facility, even CF taipan postpone to another 4 months they also earn, because we already get our key & sign so taipan no need paid us 4 months compensation..., without CF buyer can't renovation / can't stay & also will loss 4 months maintainance fee.... vmad.gif that's why i hope taipan promised 3 weeks can get CF is real 1...

What do u mean? I thought there's a warranty for 'x' yrs as per any project?
doubt they can fix anything in 5 days.....they haven't even delivered water connections from what I see on the forums.

the build may be good from the picture but water connection is a must for VP. I don't think anyone can consider it to be VP without man's basic needs.
Also, on the brochures, websites and even from what the salesman informed me before buying is that there will be 5 star security with card entry, cctv and intercoms. If this is not present, it's my belief that it is in violation of the agreement. Can someone confirm this? If so, we have grounds to make demands.

I will be seeking every possible avenue to seek redress / claim for compensation as they ask for payment and we have made them timely but they did not live up to their end of the deal so why should we?

I have concerns on how this is going to be managed and where the fees collected are to be channeled to. Since there's no security, waste collection, etc, we should not be footing the bill for the other blocks since Taipan should be paying for those until the respective owners take over.

Another concern is the lack of lighting in the corridors from what I see in the pictures. I must confess I have yet to make a trip back to M'sia to collect the keys as it's hard getting flights and time off from work.

Also, the CF is not released and thus, no renovations can be carried out until then from what I understand. This is another ground for not being able to term it 'Vacant Possession'.

My final concern for now is the fact that they have stipulated regulations on the exterior appearance but did not fit the units with the grills for the entrances. If this is the case, they should appoint and pay for the installation for those tennants who chose to install grills.

i mean we have until this friday to collect the key, do the defect inspection and fill up the complaint form provided by TAIPAN.. otherwise TAIPAN will not responsible for any defect/damage/loss of the property.

I dun think developer will install grill for u, in fact they did mentioned wont provide grill door when during launch......i think those problems like no enough lighting at corridor, security not complete yet, all are not major problems and i belive with buyers pressure, they will do it...look at the materials they provide, full tiles in kitchen n bathroom, full tiles on corridor, nice decorative doors in whole units, nice thick glass shower screen...if their intention just an to save cost n give bad meaterials, they can give the lousier materials (cheap doors,ugly tiles), cement floor on corridor....well, be patient, this property woth less than RM 250psf, its a excelent buy at PJ location...

I totally agree as why do we have to pay for the maintenance fees for the month of July ( maybe August) if we have not got full access to our house. If there is no water supply, no proper security and even no proper entrance yet. Also I will be going this Satuday to collect the key in the morning, anyone else coming or you all have collected the key? We have to query further and also what about the 4 month compensation?

CANNOT PROVIDE THE KEYS ON TIME WANT TO GIVE 2 WEEKS TIME FRAME FOR DEFECT CHECK THAT IS A BIT OF RUSH.......

If collect your key please ask TAIPAN : (1.) why corridors light just few only? (2.) when can get CF & compensation? (3.) security card? (4.)why maintenance not RM0.15cen? (5.) when buyer collected key developer will stop paid compensation? (6.) even TAIPAN postpone CF again, buyer still need to paid maintenance fee every month?

Guys, have you checked your toilet ? Inside the chamber pot, found a lot of feces. Without water supply i also unable to clean it. 2 bath room chamber pot full with shit. . . DIRTY !!!!

that is the normal procedure between TAIPAN & contractor. the contractor only accept the defect complaint within 2weeks time FROM the date stated on the letter from TAIPAN. if not, u have to fixed/repair the damages by urself.
