QUOTE(raverz @ Jul 23 2012, 04:19 PM) What do u mean? I thought there's a warranty for 'x' yrs as per any project? I dun think developer will install grill for u, in fact they did mentioned wont provide grill door when during launch......i think those problems like no enough lighting at corridor, security not complete yet, all are not major problems and i belive with buyers pressure, they will do it...look at the materials they provide, full tiles in kitchen n bathroom, full tiles on corridor, nice decorative doors in whole units, nice thick glass shower screen...if their intention just an to save cost n give bad meaterials, they can give the lousier materials (cheap doors, ugly tiles), cement floor on corridor....well, be patient, this property woth less than RM 250psf, its a excelent buy at PJ location...doubt they can fix anything in 5 days.....they haven't even delivered water connections from what I see on the forums. the build may be good from the picture but water connection is a must for VP. I don't think anyone can consider it to be VP without man's basic needs. Also, on the brochures, websites and even from what the salesman informed me before buying is that there will be 5 star security with card entry, cctv and intercoms. If this is not present, it's my belief that it is in violation of the agreement. Can someone confirm this? If so, we have grounds to make demands. I will be seeking every possible avenue to seek redress / claim for compensation as they ask for payment and we have made them timely but they did not live up to their end of the deal so why should we? I have concerns on how this is going to be managed and where the fees collected are to be channeled to. Since there's no security, waste collection, etc, we should not be footing the bill for the other blocks since Taipan should be paying for those until the respective owners take over. Another concern is the lack of lighting in the corridors from what I see in the pictures. I must confess I have yet to make a trip back to M'sia to collect the keys as it's hard getting flights and time off from work. Also, the CF is not released and thus, no renovations can be carried out until then from what I understand. This is another ground for not being able to term it 'Vacant Possession'. My final concern for now is the fact that they have stipulated regulations on the exterior appearance but did not fit the units with the grills for the entrances. If this is the case, they should appoint and pay for the installation for those tennants who chose to install grills. |

QUOTE(walle @ Jul 30 2012, 10:13 AM) I spoke to the developer about compensation as i was affected too. They are not ready yet, but they will send a letter in near future and propose a compensation amount, from there owner can nego with developer, worst case scenario, go for tribunal to get full compensation. At the moment they r focusing to handover key and get the CF. Another hope-to-be-true good news is, CF already got, by this week owners shall get notified of that !!! i m worry about Syabas, but now Syabas problem oledy settle, CF is not a problem since MPPJ is the one who issue it, MPPJ is belong to Selangor gov state, so should be smooth....let's see some nice photo for park 51nice sunset view from the park ![]() ![]() Outdoor gym facilities ![]() Block D entrance ![]() not bad, have fan at mailbox area, so you wont feel hot when collect your mail...LOL ![]() 8th floor lift lobby, wide and spacious ![]() wide and spacious full tiles corridor ![]() |

QUOTE(bullmarqa @ Aug 2 2012, 09:00 AM) I got my CF. But dunno why it is stated in medium low cost 17th story approved. I assumed that it was condo as we paid for condo price. condo or apartment, just a name only..don worry...i think the developer price range is for medium cost apartment...look at the SNP for some freehold condo like ken damansara in ss2, also stated is medium cost apartment..so no worry no worry..just a name..Added on August 2, 2012, 11:30 am QUOTE(maxnergy @ Aug 2 2012, 09:43 AM) Haha I'm in the midst of thinking want to sell or keep the unit for rent. I think for location wise our condo is quite strategic, only the entrance through the warehouse building is a bit narrow when there are cars and motors park beside the road. defientely can increase to 400psf at current market, there are willing taker oledy...can go further up or not in future..very much depent on successful of icon city...icon city is flagship project by mah sing..very hard to fail...so i will forsee can up to 500psf in near future....look around at pj area, any new launch lower than 500psf...i think no...dont compare to park avenue 1120 at PJ South la...that part is PJ, but it;s quite run down and far away frm real PJ center...in this case, i take PJ SS2 as PJ centralize location...What do you thing guys? Keep for rent or sell it? I think the price will increase, will it increase alot in tue next 1 year? This post has been edited by doomdoom: Aug 2 2012, 11:30 AM |

QUOTE(legendsky @ Aug 4 2012, 08:29 PM) The contractor over there mention we need to pay RM1200 deposit before do any renovation. RM1000 is refund able , RM200 is un-refund able ... Please correct me , if i wrong. yup, this is very strong control, u only can access to ur own level by swipe ur access card...eventhough residents if from different levels, they also cannot simply enter to other level floor, this provide more privacy to the condo residents. not many condo hv this kind of access control...thumbs up for developer implement this security control system...and i saw every car park floor and lift lobby ready with CCTV..The security issue become more stronger, i think you need touch your access card before press the button on lift.. ![]() ![]() Below it's the main grill appointed by developer, simple, nice and classy design, all owners plz follow the rules... ![]() ![]() |
