BZR101, freehold, and with title, means you have to pay rm300 for registration fee, rm30 for title search, rm10 for adjudication fees, rm40 for stamping the s&p. that totals up to rm380. add the legal fees 1920 and stamp duty 1600, and the 5% tax which is 96, total is 3996.

that means you are being charged rm400 for printing, telephone calls, courier, travelling postage etc. a bit too high if you ask me. further, no discount given.

let me guess, this lawyer was recommended by some bank officer? your discount will probably go into the officer's pocket biggrin.gif

Tumpang thread, need to purchase a 2nd hand condo cost 165k.

I got 2 different quotations from 2 firms, just wonder why are some items are different.

Let's ignore the stamping duty as 1 is before 50%, another is after 50%.

1) Can i know why 1 is transfer of property, another 1 is MOT? If both are the same things, why FIRM A got charge those adjustcation fee and registration fee of MOT while FIRM B not?
2) Can i know why FIRM A got charge for private caveat while FIRM B no?

Ask the 2 lawyers to explain the charges. The RM 250 for MOT is paid to the land office and you can't run away from it. You might want to check that Firm B has given you a complete quote of all expenses and disbursements.

The private caveat is optional and you can decide whether you need it or not. Placing a caveat provides protection by preventing the property from being transfered (eg. prevents the the seller from transferring the house to someone else after collecting your deposit.) You get the lawyers to advice whether the caveat is necessary.

for 165k property

Legal Fee 1,605.00
5% Service Tax 80.25
Est. Disbursement Fees 1,000.00 (normally ask lawyer discount here)
Stamp Duty 2,300.00 (50% for 1st time buyer)

total: 3835.25

do we have to pay the mot charges immediatly after signing s &p for completed properties? can we delay the mot payment until withdrawal of epf?

usually mot charges is only 10%o f the SPA fees (usually a feww hundred only)...and you do usually have to pay upfront...
