I m planning to buy a landed property around subang jaya area because working in usj 1.

I am so new in this field, and don t know what to do.
I want to buy a landed property with 0% down-payment, Is it can be done?
Is there any agent or anyone here can help me on this.
I can afford to pay monthly 1k for house loan, so how much range of house must i look for?

Please advise me on the procedure and also about lawyer fees as well

where do u work? i'm working near the chinese school there.

i highly doubt that u can buy any property with 0% downpayment.
unless maybe u buy it from a friend. but i dont think its even possible.

i guess an easier way would be for u to look around usj and see any houses available.
then contact the person's number there.

1k for house loan i dont think your property can be expensive unless u take a very long payment plan.
maybe 9years?

1k per month will be = to 360k in u take 30 years loan , and also
be careful of this zero % downpayment thing ...it will end up suck ur money more

Vijay,

if i'm not mistaken there are bank that can offer high margin of finance, but usually their interest rate is a lot higher than those who offer 90% loan.. so u will end up paying more..

if you are looking for a new property i suggest to look around for promotions.. in not so hot locations some developers can offer minimal downpayment. they offset this by giving discounts.

for your info, you can take out the money in EPF (account II) to pay for the downpayment.

i think its usj 1/8 ler.

u do know the longer u take to repay the loan, the more u'll be paying in interest?

are u sure about ur calculation?
mine RM289k loan @ 35 years @ 5.4% fixed interest...
end up around RM1500 per month...

for TS:
if u able to hook out RM1k per month for house installment...
that is RM200k loan from bank for 3 years and fixed 5% interest... RM1073.64 per month
means u able to buy the house worth RM222k... and RM22k for deposit...

So from above i can funnel that
my loan max is 30 years
my max house price is 222k
my down payment is a must to reduce interest

please let me know how to calculate the monthly payment

the possibility of housing price to raise up are more higher if u buy landed property since mostly are freehold...

actually the down payment is for your own safety...so the seller won't withdraw easily..but thanks to nimrod now i know where to find him laugh.gif
