Some say Solace VP in August..some say delay to next year... today I heard from SP setia officesaying maybe this month. They are working hard on the CF...

I received letter for VP for solace last saturday sent via registered mail...Owners will be able to get keys once outstanding amount settled. Maintainance fees starts from July 2012 at around rm0.25 per sqf. In addition to that, sinking fund 10% and 3 months deposit. rclxms.gif rclxms.gif

I called in to make appointment for handover and were told some of the time slot for handover has already been reserved. cant wait to see the workmanship quality of SPS for solace... managed to get appointment this Friday at 4pm... need to settle misc charges, maintenance fees on that day and SPS will handover unit. mine is 36 days... at 10% pa of the purchase price... for me this unit is a damn good buy.... freehold, 2 car parks, free kitchen cabinet, no stamp duty, DIBS plus get ang pow during vp... thumbup.gif thumbup.gif

yup, with insurance premium as well, but why is the insurance period looks weird? 11.06.2012-04.03.2013 ...

I called SPS credit control department yesterday to enquire few things. They informed me I can VP the unit without having to wait for the bank to make full payment to SPS and the final portion of retention sum to their lawyer. Maybe they also want to save of the LAD cost. But when I asked them no need to wait for bank full disbursement, they said its ok since they know me as I have 2 units at SPS (Solace and Vio). biggrin.gif biggrin.gif wink.gif

LAD starts after 36 months from S&P date until the owner takes VP of the unit, which means until owner gets the keys.. however, do take note of the 14 days deemed VP clause which means LAD will not run after this deemed VP even though owner does not get the keys.

I got my keys last friday... supervisor told me about 20+ owners already vp as of that day and only got 2 owners with minor complaints... my units was good.... I would say workmanship is 85%. however, noticed some crack lines on the outer side building. Sp setia gives extended warranty 12 months in addition to the one stated in the S&P.

My unit at 8th floor was good with an exception to few hollow tiles in the toilet wall. Requested to change 3 pieces... Other than that, nothing much as the car park access facilities and access card facilities are still not ready yet. Car sticker also not ready yet. Grill design also not ready yet. Air cond layout also not ready yet. Rather dissapointed as a number of things not ready yet. Got the keys and got to return the whole set of keys to them for rectification work to be done.

What surprises me is that Renovation Deposit is RM5k and Moving In Deposit RM1k. And the insurance period is so weird. Called SP setia 5 times for clarification but until now no one seems to be able to give an explanation. Always say will get some one to call back... mad.gif mad.gif

As for LAD, that day, credit control said will pass LAD when VP, on VP day, they inofrmed its not ready yet. Will call when ready... vmad.gif vmad.gif
mine is enoung to offset the 1st maintenance fees bills charge (my S&P is 30th May)
