'ready buyer(s)' even when they turn up, mostly come to survey only. seems like telling owners that there r ready buyers is part of some of the agents/negotiators' unwritten SOP.

true....agents pretend as the potential buyer... rclxub.gif

The skypod per floor price increase is too steep, especially for the lower built up, so loading pool view premium etc etc it ends up 716 psf already. Madness !

The SW 968 sf still holds the record in the sense that it's a bigger built up and yet the psf figure can go up to 7xx psf. So I say both SPS and IOI abang adik slaughtering water fish. But the buyers willingly swim into it, blames no one !

+1....so many waterfishes..... icon_rolleyes.gif

Willing B & willing S. all I can say is Malaysian like to own NEW thing, fr gadgets, car, house etc. our new condo design and facilities really 3X-5X better than those old condos, landed property is bout the same. countries like Singapore, Taiwan & HK, their old condos maintenance are quite decent, roads and public roads well maintained by local authority, their people dun mind to stay in old apt so long location is good.

Malaysia BOLEH!!! rclxms.gif

I think it all depends on how Trigon performs relatively in terms of subsales and rental yield upon CF, 3 years from now. We can't be sure.

Anyway, I see low density as one of its key selling points among other things. As a result, they can have 6+1 lift serving only 10 units per floor. Truly a luxury indeed.

I didn't get to visit many luxury service apartment/condo but anyone aware of one in PJ with more lift or lower density? And what is the selling price?

I heard Nadayu28's new condo in Sunway which is 6 units per floor but serving by 4+1 lifts.... rclxms.gif

I don't know why but Skypod does not really attract me that much. Personally, I think SW is more exciting and has a better potential probably due to the mall, cineplex, etc.

Maybe I'm just being biased in favor of SPS against IOI. LOL

I have the same feeling.... thumbup.gif

If both parties are serious, they can mutually agree on a bigger sum of earnest deposit to discourage flipping mind

I read a bit about Nadayu 28. Ya, it's 6 units per floor in each tower. Not sure bout the lift though.

But it's a high density condo with all the units sharing the common facilities, just like Skypod. SW is certainly better as far as that is concerned.

My POV is sunway is better for rental cos so many collages & uni surrounded, no need to worry about the rental...
SW is good for own stay cos so happening... i like both development lo.... thumbup.gif thumbup.gif thumbup.gif

Yeah.. even though in the whole of SW you will have 3x255 units plus 180+ units in Trigon, which seems like very high density, each of these blocks have their own set of facilities i.e. pools, gyms, etc. But then, these are basic facilities, some would day almost non-existent, lol! The pro point is this will somehow "capped" the limit of maintenance fees to be paid by owners.
*
shocking.gif , SW 3 blocks will come to 765 units but Nadayu28 3 blocks is just 411 units..... in that case +1 to Nadayu28
Some more Nadayu28 each block is serving by 4+1 lifts and how bout SW?

Hehe, one man's meat is another's poison... for example, many TZ owners already feeling uncomfortable because of students renting there...
*
Of cos if ur talking bout Sunway then most of them will just take it as investment rather than for own stay lo.....
Hence if investment will give Nadayu +1 but if for own stay will give SW +1 brows.gif
