Financial Setia Walk..Puchong, pre-launch R3 service apartment..

So, does this mean that puchong will be like the next USJ @ kewajipan mess?

Or u guys think that this is "normal", and setia walk pasti akan maju?

Build underpass or flyover, developer urged

Pusat Bandar Puchong residents want the developer of Setia Walk to build a flyover or underpass for traffic going into the new development instead of interfering with the existing traffic system.

They gathered yesterday to voice their displeasure over the proposed traffic flow, which they felt would worsen the daily congestion at the junction of Persiaran Wawasan and Damansara-Puchong Highway (LDP).


Setia Walk, which is located at this junction, is an integrated residential and commercial development comprising retail blocks, offices, an entertainment complex, service and residential apartments.

The residents had identified seven problematic points in the proposal and feared that accidents would happen with the criss-crossing traffic. Motorists turning left from Persiaran Wawasan into LDP would meet traffic heading into Setia Walk.

Vehicles from LDP into Persiaran Wawasan would meet those making a U-turn on Persiaran Wawasan to get into the commercial area in Jalan Bandar 1 and 2.

Action committee chairman Yong Siew Yung said the residents wanted an independent traffic consultant to look into the feasibility of the proposal and carry out a traffic impact assessment.

“We were told that the developer’s traffic study was done a couple of years ago at 10am and not during the peak hours.

“There will be 4,000 parking bays in Setia Walk. Imagine half of the car volume getting into the development and creating a congestion,” she said.

Shan Kok Shin, a member in the committee, said the residents’ concerns were not adequately addressed. He urged the developer, SP Setia, to stop the contruction work at the junction until all issues were resolved.

“There are proposals for two new schools here and an LRT station near Tesco Puchong. These will attract more traffic into the area and the proposed traffic system should be able to cater to all these needs,” he said.

Shan also urged the MPSJ to address the residents’ concerns before issuing Certificates of Fitness to the project.

Puchong MP Gobind Singh Deo agreed with the residents that the traffic would be an absolute mess if the issues raised by the residents were not resolved.

“Puchong is known for traffic congestion and the residents are burdened with toll rates. Developers are concerned only with their projects and the traffic impact on the residents is neglected,” he said.

He added that Litrak said the congestion should be the developer’s concern but LDP should be held responsible, too.

“There need to be a combined effort by all to find solutions for the traffic problem,” he said.

Subang Jaya municipal councillor Tan Jo Hann said the council has heard and understood the residents’ concerns and it would look into the problems raised together with the Malaysian Highway Authority, SP Setia, Litrak and other authorities.

“The developer said we should try out the proposal first but the residents are already suffering without this development. We will meet the residents again next week for further discusssions,” he said.

Yong said the committee formed on Aug 22 consisted of 10 residents associations in Pusat Bandar Puchong and Bandar Puteri Puchong.

Persiaran Wawasan is our main access. There are nine apartments and five housing areas in Pusat Bandar Puchong while residents from neighbouring areas, like Bandar Puteri Puchong, also use this road to get home, too,” she said.

Yong said the water supply for SP Setia would come from the existing reservoir in Pusat Bandar Puchong and the residents were worried that they would be affected in the future.

Considering it's going to be "nationalized" and owned by PNB?

Unless u still have faith that the "mgmt of SP Setia" will still be "maintained"?

And u don't think there's a bigger picture to this take-over? Let me guess - u think that it's to create a bigger company with economies of scale? kekekekekeke Yah rite.

firstly, pnb hasnt successfully bought the shares yet, so why bother .. pnb also offer to buy i&p last time ..

1. This is interesting. Firstly, u have to look at the bigger context. Sime has eaten E&O. UEM has eaten Sunrise. And now, SPS will be eaten. Its is not a question of IF, it is a question of WHEN the acquisition will happen. Secondy, the GE is coming. UM*O is also fighting for political survival. How do u think UM*O gets its funds from? Membership fees? Yah rite. Think Zavier! Think!

2. Do u think the above happened out of coincidence? Sheer luck? Don't be so naive. If u think SW is "immune" from the economic & political context, and do not even feel weary of the situation.....well - best of luck to you.

3. I care very much for you Xavier. Reason being, 100% of your portfolio is vested in SW. Hence, why I'm giving u a friendly nudge to be aware of your macro surroundings. wink.gif

4. U overestimate TS LKS, and underestimate Steve Jobs. They are not even worth comparing, or drawing analogies to, looking at how Apple has changed our fundamental aspect of life. As such, please don't insult Steve Jobs.

5. Every major decision in this country is political. Nothing implicit or explicit happens without a tacit approval from Putrajaya. You think PNB dares to even make a bid without consent? Grow up, Zavier. TS LKS is not indispensable, even though he may be a great man. The people at UM*O who pulls the strings at PNB don't give a SH*T about him. As far as they are concerned, the CEO of !&P can handle the new merged entity.

6. There lies your problem. Whether or not PNB retains or gets rid of TS LKS.....his days are numbered. Control is slowly being vested away. Eventually - the quality, upkeep and tenant mix of places like SW will suffer. You got to have a strategic mindset, Zavier. If you want to be in this game, you can't just think - "let's buy low, and sell high, and make some profit lah" U don't seem to have a short term or long term plan. Well, I don't blame u, considering SW is your only property. Well, you seem to be doing a fantastic job "promoting TS" though. Good job!

Okay Zavier - what's your strategy? Tell me your whole portfolio besides Setia Walk. What else do you have? Do u go for rentals / cap plays / both? Considering current economic conditions & a slowdown in lending, plus rising credit costs - what is your view of this on the real estate market? More importantly, how does it impact your strategy?

Zavier - we are on topic here. Don't be shy, and don't think I'll let you go so easily. You mentioned 3 things that showed your lack of intellectual maturity:
1. You childishly mentioned that PNB may not even buy over SPS.
2. You seem to think that PNB's purchase has no impact whatsoever on SW. Despite some other forumers also disagreeing with you
3. I am challenging the fact that you have no strategy. I'm also challenging the fact that you have no view on how the external environment will have an impact on SW.
