Hi guys, I am interested in this place. Did some googling up and down then decided to go for 1096 sqft. Approached an agent and then it comes to a stage when the owner referred back the S&P, 1096 sqft only comes with 1 parking. I was quite shocked.

I checked here, other websites and iproperty, all are showing 1096 sqft comes with 2 parkings...

Any idea where went wrong?...

Guys, recently I visited quite a few bankers for valuation on 1007 sqft & 1096sqft to see how much loan I can get. but it seems that all the valuation are quite... mixed...

Let's talk about 1007 sqft, it range from 410k to 480k and all lower than the price we are discussing in this forum. Some bankers even highlighted that the loan price is definitely 10% lower than the market price even before asking me the exact location. Would like to seek all advices on below:

(1) Is this a normal trend when it comes to loan?

(2) Or, it simply means now is not a good time to buy a property? =\

Maybank the lowest - RM410k , others are Hong Leong, Public Bank, AmBank, Standard Chartered Bank. No specific branch, mostly done via phone call or friend introduce, but I heard some of they say if approach Bank branches in Puchong, may get better valuation because they understand the environment more. Not sure how true is it.

Paid SW a visit today... the gym looks good, but the overall mall still looks quite empty... By the way, can't see the cinema anywhere, any idea what's the progress and when is it opening?...

Nice, just visited the place last Sunday, facility floor - level 7 was bigger than I thought, and IMHO, the lap pool size is OK also, other facilities (function room, gym, reading room, etc) is still empty, guess that's why no one posted any pic... only comment is the bbq and playground is facing the back of the shoplots (that direction basically no view at all beside the hole from the swimming pool, but the whole area is windy and no prob with the air circulation), whereas the other side - the view towards Puteri area - no comment... so far so good.... rclxms.gif rclxms.gif

Nope, didn't notice any but when I visited the place, it was quite early...

Another thing to note, I went on Sun morning (if anyone is staying in Puchong, should know that there was a HUGE rain in the morning around 8.30am - 9am)...
Glad to say, there is no ponded water (积水)in the unit, yard, balcony or facility floor, so i guess that's another plus....

But the ponded water are quite obvious at the shoplots area, e.g. in front of Solace's lobby, and you will notice the pipe from 1st floor leak rain water directly to Grd floor walkways... (not sure if this is normal, didn't notice such issues at place like Jaya One, hopefully the mgmt will address it)... and the tiles used by the Mall looks quite slippery also after rain.... another thing is, there is no cover between the mall and the shoplots, you will definitely need to walkby the rain when u try to crossby these 2 areas... (hopefully this can be address as well) hmm.gif
