Surely Setia Walk is bringing up the value of Wawasan landed properties too, Wawasan residents shdn't make too much noise on it, furthermore SP's master has been approved at the 1st place.
The stretch fr IOI Mall to Bdr Puteri is confirm a traffic jam dead zone already once the LRT construction kicks start in Puchong Jaya, some LDP lanes will make way for the construction works... I dun see SP Setia / MPSJ can do much to ease the traffic flows at Wawasan bottle neck exit except that an new elevated LDP is proposed like in Subang, it has to be built. The real "MEGA JAM" is coming... This post has been edited by UFO-ET: Oct 3 2011, 07:45 PM |

QUOTE(Phoeni_142 @ Oct 2 2011, 01:29 PM) Mr. Zavier ohhh 142, 1. This is interesting. Firstly, u have to look at the bigger context. Sime has eaten E&O. UEM has eaten Sunrise. And now, SPS will be eaten. Its is not a question of IF, it is a question of WHEN the acquisition will happen. Secondy, the GE is coming. UM*O is also fighting for political survival. How do u think UM*O gets its funds from? Membership fees? Yah rite. Think Zavier! Think! do u want to discuss politic or property ? or maybe u want to talk about sp setia share .. btw, u r a great learner from Pai .. titiwangsa sentral to reach 770k is not a question of IF but WHEN .. so SW apartment can definitely goes up to min 1mill and it's just a question of WHEN .. haha so lame 2. Do u think the above happened out of coincidence? Sheer luck? Don't be so naive. If u think SW is "immune" from the economic & political context, and do not even feel weary of the situation.....well - best of luck to you. how do u know what i m thinking .. why are u assuming what i m thinking .. haha .. u sounded like i made the thinking and then u made the conclusion of what i am .. i didnt even say anything in regards to all ur political topic .. 3. I care very much for you Xavier. Reason being, 100% of your portfolio is vested in SW. Hence, why I'm giving u a friendly nudge to be aware of your macro surroundings. thanks for ur care .. btw, how do u know again 100% of my portfolio is vested in SW .. u really like to make assumption w/o any basis or have u been hiring a private investigator to check on me .. hehe .. anyway my advise to u is fire ur private investigator 4. U overestimate TS LKS, and underestimate Steve Jobs. They are not even worth comparing, or drawing analogies to, looking at how Apple has changed our fundamental aspect of life. As such, please don't insult Steve Jobs. this obviously shows u are not listening .. i nvr compare LKS and SJ .. i was saying that they are the backbone of the company .. how do u derived to i m insulting SJ when i was admiring him for bringing up Apple value 5. Every major decision in this country is political. Nothing implicit or explicit happens without a tacit approval from Putrajaya. You think PNB dares to even make a bid without consent? Grow up, Zavier. TS LKS is not indispensable, even though he may be a great man. The people at UM*O who pulls the strings at PNB don't give a SH*T about him. As far as they are concerned, the CEO of !&P can handle the new merged entity. 6. There lies your problem. Whether or not PNB retains or gets rid of TS LKS.....his days are numbered. Control is slowly being vested away. Eventually - the quality, upkeep and tenant mix of places like SW will suffer. You got to have a strategic mindset, Zavier. If you want to be in this game, you can't just think - "let's buy low, and sell high, and make some profit lah" U don't seem to have a short term or long term plan. Well, I don't blame u, considering SW is your only property. Well, you seem to be doing a fantastic job "promoting TS" though. Good job! How do u know i have no plan again ? SW my only property ? ohh u seem like u have known me a long time .. Anyway.....I won't continue this mental masturbation with you anymore. It is quite obvious you have some depth to gain first before engaging in an intellectual discourse with me. I just wanted to test you out. And, I guess I was right about you. Why not you go ahead with your normal taunting at the TS thread? That seems to suite your level of intellectual maturity just fine. Right, u already have all mindset about me .. so there is really no point of discussion .. but most importantly, there is no point in ur topic .. |

Oh Zavier.....
Why not you award the most despicable forumer to Phoeni_142....neer....? By the way - your England damn cool - half Ah beng, half gwai lo. Oh we are on topic.....my short sighted and forgetful friend. Want me to remind you>? This was a previous post by you. [quote=zavier98,Oct 2 2011, 09:09 AM] if u post this in kl ecocity or any of sp setia future development, it might be relevant .. on sw, it's almost completing .. yah rite .. as if it will have big impact .. U still don't see the relevance? Or are u trying to change topic again? This is me. You can con other small boys. But, i'll destroy your credibility. Well, most people think you're a dud anyway. firstly, pnb hasnt successfully bought the shares yet, so why bother .. pnb also offer to buy i&p last time .. eh - blur boy>? still want to stand by this statement kah? Still don't want to bother kah? 2ndly, assuming they successfully bought over sp setia, so what ? liewkeesin was no longer major shareholder of sp setia even now .. if i m not mistaken it should be EPF .. but he remains in there with full control of sp setia .. 3rdly, sp setia and liewkeesin is like apple and steve jobs .. they are the ones that bring up the value of the company .. some companies like i&p, simedarby, brdb, u might not even know who the ceo is .. the question is who is the backbone of the company .. how much does sp setia worth w/o liewkeesin .. Again - I've destroyed your arguement here. The powers that be don't give a SH*T about LKS. If he stays, good. If he leaves, also good. You think LKS will have full control? Grow up, friend. now in relation to sw, it's not a question of if i m going to sell sw .. it's a question of how much profit i m getting .. Okay Zavier - what's your strategy? Tell me your whole portfolio besides Setia Walk. What else do you have? Do u go for rentals / cap plays / both? Considering current economic conditions & a slowdown in lending, plus rising credit costs - what is your view of this on the real estate market? More importantly, how does it impact your strategy? well i dont see how u able to execute a good arguement, maybe u can go back to forum where Pai is promoting his prop .. Zavier - we are on topic here. Don't be shy, and don't think I'll let you go so easily. You mentioned 3 things that showed your lack of intellectual maturity: 1. You childishly mentioned that PNB may not even buy over SPS. 2. You seem to think that PNB's purchase has no impact whatsoever on SW. Despite some other forumers also disagreeing with you 3. I am challenging the fact that you have no strategy. I'm also challenging the fact that you have no view on how the external environment will have an impact on SW. I believe LKS departure will be a matter of time....when rather than if....just like Robert Kuok. As usual PNB or whatever gov linked companies will screw things up badly.... It may not affect SP or Setiawalk reputation immediately since its already nearing completion but in the future who knows...kinda like SIme Darby homes....everybody in the market knows Sime charges a premium for their property vis-a-vis the materials used.

They already hv the political power, and from what I see, they would like to take away the leverage chinese have over the economy as well.and what not..then having it taken away the next day ...! Grabbing is more like it..if you get my drift.. Since the sugar business was taken over by that joker, how times have they raised prices ??? patriotic meh? Just look at what is happening to the banking industry, the palm oil industry and soon to be property industry. Transportations are already "secured", so is telecommunications, media, oils, power generations. And remember how they strong arm telenor for digi's stake, that was just sickening and that was an open wayang for everyone to see. Its like they dont give a damn the world's watching, they just want it. Hows that for another 5 - 10 years .. bah!! No eye see!!! |
