QUOTE(engwei @ May 29 2012, 05:01 PM) whether east or west, the scenario is still the same as far as 968/990 sf units on low to mid floors r concerned..hampalang sapu. in fact, the lowest available floor for such units r on 19th floor (ignoring those on 14th floor). btw, type D 968 sf on 19th floor = rm661800 or rm683 psf.![]() |

QUOTE(engwei @ May 29 2012, 09:45 PM) from the chart, notice that those who take up bigger units types A & B i.e., > 1700 sf (irregardless of east or west) prefer very high floors and dun mind paying the hefty premium of rm6k per level. to these purchasers, it seems like money is no object. |

QUOTE(Chris Chew @ May 30 2012, 12:30 AM) Wahh RM 577 psf on such Skypod's layout and facade also can snap up on the same day it open for sale ah? type C2 881 sf pool view is regarded the 'best buy and reasonably priced' in skypod tower 2. if u think rm577 psf beats ur imagination, how about this:What a benchmark pricing for Puchong highrise condo/serv apartment nowadays ... type D 634 sf (no balcony) 19th floor pool view rm441,800 or rm699 psf? |

QUOTE(kEMUNING @ May 30 2012, 01:08 AM) but this 1 still cannot beat the 14-month old record SPA price currently held by trigon unit # K-26-05 [type D 968 sf] that was sold at rm702,800 or rm726 psf. granted..that it's before 2% discount and packaged with partial furnishing. |

QUOTE(puchongite @ May 30 2012, 11:23 AM) The skypod per floor price increase is too steep, especially for the lower built up, so loading pool view premium etc etc it ends up 716 psf already. Madness ! sps & ioi r not the only carnivores preying on the abundant waterfishes that converge from various parts of KV to this part of puchong's congested but golden stream. there is yet at least another predator who is silently watching by the sidelnes sharpening its claws ready to pounce on these preys at the right time, creating another round of BBB frenzy and maybe setting a new rm psf record. The SW 968 sf still holds the record in the sense that it's a bigger built up and yet the psf figure can go up to 7xx psf. So I say both SPS and IOI abang adik slaughtering water fish. But the buyers willingly swim into it, blames no one ! |

QUOTE(ahsoh @ Jun 1 2012, 10:53 AM) at that time type C 1007 sf was not as sought after as type D 845 sf. this is due the latter being a corner as well as a detached unit but w/o extra window while the former (type C) isn't. type D (solace only) purchasers also had a choice of forest/wawasan/east view or LDP/lake view/west view. moreover, unlike types A,B & D, sps had never constructed a show unit for type C for visitors to gauge the real thing. |

QUOTE(Akimoto Shun @ Jun 5 2012, 01:18 PM) Guys, recently I visited quite a few bankers for valuation on 1007 sqft & 1096sqft to see how much loan I can get. but it seems that all the valuation are quite... mixed... which banks n branches may i ask?Let's talk about 1007 sqft, it range from 410k to 480k and all lower than the price we are discussing in this forum. Some bankers even highlighted that the loan price is definitely 10% lower than the market price even before asking me the exact location. Would like to seek all advices on below: (1) Is this a normal trend when it comes to loan? (2) Or, it simply means now is not a good time to buy a property? =\ |

QUOTE(Neoh1979 @ Jun 6 2012, 12:23 AM) staring at skypod sales/price chart, it is indeed a fair price for subsale purchasers only but still not good enuf for SBV overall, especially Vio owners who had purchased their type C & D units at well over rm400 psf a little more than 2 yrs ago. This post has been edited by aquest: Jun 6 2012, 01:26 AM |

PFCC (Tower 2) has become one of the latest cybercentres to be awarded the prestigious MSC status by MDeC last month. With this recognition, PFCC can expect higher office rental and could have a favourable spillover effect on sw. Its a first for Puchong or even Sunway n Subang/USJ.
http://www.btimes.com.my/Current_News/BTIM...011923/Article/ It is now officially listed in MSC website http://www.mscmalaysia.my/Cybercity+&+Cybercentre+Status.htm This post has been edited by aquest: Jul 23 2012, 10:07 PM |
