I heard that the Karaoke operator has pulled out from SetiaWalk? Not a bad thing though as the operator is not really Redbox/Neway type.

Ok... can we get some figures here? What will be the ideal size (width x length) for a pool for 200+ units? I'm sure the photo is showing the lap pool and not wading pool. Not sure about Solace as I don't have the floor plan, but for Brio, if you look at the plan, the lap pool will be approximately 25m x 6m (solely my visual judgement). I don't know if that is real small or what. It might be the same size for Solace, probably a bad angle?
*
I can confirm the photo shown is the lap pool. It looks ok to me for that size.

I am only concern SW for the 1st year, in long run it will prosper, with the in house 800 apts, plus the new strata project next to SW (next to Bomba), which is going to launch, are expected anothet 4-6 blocks of new condos inject into the mkt, on top of that the newly PFCC (Offices and 1 4 Star Hotel) will generate more crowd to SW, and redevelopment of Tesco will definitely pull more attention for those who shops in Puchong.
The future main hotspots in Puchong will be:-
1) IOI Mall + Boulevard (LRT service)
2) Gloden Triangle - SW + PFCC + Redevelopment Tesco (LRT service)
3) Bandar Puteri VIVO City (No LRT service)
*
Interesting. Any extra information about the new strata title project? Who is the developer? Purely condo development, or mix with commercial?

I doubt so. More likely will be end of next month. There are still many things yet to be completed for Solace.

End of June VP.
Developer must pay the LAD to purchaser, 1 month (0.833% / month)

I am just judging from what I saw at Solace. May be, may be SPS can finish all the furnishing in time and deliver to the owners in this month, I am not sure.

Not sure about the IOI Mall lake, I guess you need to be pretty high up to have a clear view of that. This photo is from the loft unit which is at the top most. For the Lake Edge lake though, I guess units from L15 and above should be able to have a good view of it. As a general guide, if you can see the floor from the lake, you should be able to see the lake from the floor smile.gif

8th-11th floors are quite bad for the Solace facing LDP. All they can see is either the SOHO units, or the roof top of the commercial.

Yes, especially L8, most of the units there facing LDP practically have a wall for view only...  sweat.gif

I would go for the forest view for sure. Those facing LDP are getting afternoon sun, and noisier than the forest view units.

With LDP view, you can get a slice of urban feel with the night lights and non-stop traffic, some ppl might find this appealing..

Forest view, surprisingly L8 also can get a decent view.
*
Yes, surprisingly L8's view is already good enough. In fact, I did not notice significant difference of the view comapring L8 and say, L14.

If one has the habit of shutting thier windows/sliding doors all the time, then taking a unit facing LDP is alright. biggrin.gif

so are they any willing buyer at this price?

That you have to find out yourself. biggrin.gif

I would pay for the same amount (RM 507K) for a 1096 sqf unit instead.

And I would pay the same psf price (RM600) for a lower floor 968/990sf Trigon instead. But then again, it's individual preferences  smile.gif
*
RM 600psf x 968 sf = RM 580,000.00
RM 600psf x 990 sf = RM 594,000.00

There is a big price gap as compared to RM 500-507K. Not a fair comparison.

19 floor RM661,800.00
Solace 1007sf

Only 845 sqf gets 1 car park. The rest gets 2 or more car parks.

so many shops open for business but Solace have yet to deliver VP . Those shops need new tenant to fill-up their seats . Why the delay in VP.

Ah Sin knows how to busy himself launching new projects but forget to deliver keys for long overdue completed project such as Solace R3
*
Actually, I am more worried if Solace is VPed, but very few shops opened for business at SW.
