I was just wondering, now with all the material price increases and some such - how much would renovations for a condominium which is roughly 1500sqft cost? This means kitchen renovated with cabinets, built in wardrobe for 3 rooms, 2 bathrooms redone, plaster ceiling, light fixtures with dimmers placed accordingly, etc.

A few years ago I would guess all the above would cost maybe 40K-50K? Now I dont know. Everyone, home owners and contractors say prices have risen and are there to stay. :/ economic instability and whatnot. Aihs... Can anyone give me a ballpark figure to play around with? Thanks.

You can't ask like that because we don't know how are you going to renovate the place. Kitchen cabinet from IKEA around RM6K+ (custom).

Well I will try to be as specific as possible then.

Kitchen and bathrooms completely retiled with mid range tiles, custom wood (or at least wood pressed... Not decided) cabinets from ikea for small kitchen which is about 80-100sqft, New hob and hood for cooking, Floors laminated, wood blinds for all windows in rooms and living area as well as balcony window, Built in wooden wardrobe from floor to ceiling in three rooms (altogether maybe 20 feet in length and all 8 feet in height), simple designed plaster ceiling.

I am not sure if that is specific enough... But I hate to have to spend hundreds of thousands for high end everything... I am thinking mid range-high range mix renovations... Only with everything being topsy turvy I am uncertain how much to budget. ><

dude... i can roughly quote the estimated price based on the quotation i get but since we're from different location...price might differ....

if you want to do the tiles for your bathroom, you can assume the labour + cement + sand cost to be around RM7/sqft and this is excluding the cost of tiles....

as for plaster ceiling, assume around RM3.50/sq ft....

as for bedroom floors or living area floor, if you want to do laminate floor wooden type, you can assume around RM7.30/sqft from Floor depot but all also depends on what type you choose...

LoL~ Very true tinkerbell. I will seek help from my relative who has done some renovations to her house on what I want and how to ask for it as well as some places to make inquiries.

I just feel sad to know that 40K-50K today buys me far fewer renovations that I want than just 2-3 years ago >< Will have to shop around quite abit and get good deals I guess.

there there, don;'t be scared. its gud to have "some" intimacy with your contractor of choice. you might get some discount.

Just remember not to save on everything - there are somethings which can be compromised but some which might not - U do want a functioning kitchen after 3-5 years

Guess what I'm trying to say is that make sure U don't cut cost just to save $ and use inferior quality. It might look nice and OK in the beginning but do think about the long term too.

Mine costed me a whopping RM95K .. excluding grills/ alarms/ gates/ water piping/ re-wiring/ etc ..
My reno is basically is a single storey terrace with 13 ft garden ..
Small house .. 22x 90ft ..
1- change roof tiles n add in planks
2- add 1 bathroom n move 1 bathroom (tiles up)
3- Ext kitchen (tiles up with slab)
4- Ext porch, using beams type
5- 5ft tall perimeter walls
6- Re-tile entire house
7- Add additional 13ft by 10ft room using concrete slab
8- Re-paint entire house
9- Knock hall walls/ rooms/ walls/ etc
10- Al windows (green tint all sides + reflective front side)
11- Stainless steel gutters (Recommended)

floor depot having promotion now...i just visit their booth last weekend...some good stuff...according to them la...50% off...so you can get around RM7.30 psf...
depends la... on what model you choose actually...can go up as high as RM10 or more psf also...

i would say the above expectation cost is quite accurate and reliable, which i was aligned with those price when i was renovating 6 months ago. But, do bare in mind that raw material goes up in price.

Do remember that renovation cost = labor cost + building material cost + contractor profit and attendance...knowing from the contractor, they are keeping more than 30% of the renovation cost for their profit.

If u want to make good use of your money for renovation, don't hire the local contractor for renovation...there are many indoneisian kepala, they also SUB the work from the local contractor. If u can eliminate the "middle man" profit then only u can save more money.

Laminated floor is no good because high initial cost + high maintenance cost. and it's very easy to get scratched.
Timber flooring , forget about it...because of the termite problem and it need very good surface to get attached. Once the water sip thru ur timber then ur flooring all gone.

Two questions. How free you are? How well you know the work?

Frankly speaking, for renovation, if u're employing a contractor, u're paying a person to supervise the work on ur behalf.
If u employed an architect/designer, then it's their responsibility to supervise the contractors.
Is ur time valuable? Do u have time to supervise and can tell whether the workers are doing a decent job?
If u're really free, then by all means proceed and be ur own contractor.

Ppl think it's an easy job being contractor, just show up for 30-60mins per day, point here point there and off he go to another site.
Well, if he can settle everything within less than an hour, then he's really experienced.



Laminated flooring is very cheap nowadays. Price start from RM4.50psf (skirting and staircase, rate is different). And with the current production technology, virtually no maintenance needed. Only nemesis - WATER.

I assume the timber flooring u're referring to is parquet. Yes, quite tricky to maintain, but more class than laminated flooring.

Solid timber flooring, on the other hand, are finished with termite treatment and have no problem with water. Only problem - $$$ RM15psf.

i am from construction and renovation line, i can tell u the cost is nothing more than 25k

with stove (2k) and hob(1k)

Which is better .. 2x2 tiles or laminated f/board ..
Heard both is almost the same price ..

solidwood is the best of coz 2x2tiles have it pro n cons

why not consider granite but is costly though

It do not reqired much time, nowadays the indons are more advance...just the architectural work, very easy , just want "nice work"

Do you think the contractor supervise the work? i doubt it, they just let the indon do their work on their own. We do not need to supervise them full time.

before you want to get a quotation, please do some following thing -

1. use a measurement tap to measure the length of the desired renovate area.
2. for kitchen cabinet, make 3 different measurements -
a.) WALL CABINET = ___ ft b.) UNDER CABINET = ___ ft c. KITCHEN TABLE TOP WITH UNDER CABINET = ___ft.

For those provided measurements, you will get a quotation from me.

P/S, I STRONGLY SUGGEST THAT YOU GET A FEW QUOTATION FROM OTHER RENOVATORS BEFORE YOU REACH ME IN ORDER TO GET A COMPARISON.

lately...i found out that some contractors dun wan to simply give quotation anymore if they know that the requester just wan to compare prices....
they will only give quotation if the requester seriously wan to hire them....

The contractor with a show house at my condo quoted 40k-50k for all the things you listed.
Anyway, he's popular with overcharging... so I guess normal price should be 30-35k lidat ba

sky is the limit! i think if you put aside Rm20k also can go for the minimum.. that means.. you'll get not so nice kitchen!

this is a rough guidance:
kitchen: RM7k
wardrobe x3: RM7.5k (2.5k each)
bathrooms retile x2: RM3k
plaster ceiling: RM2k
lightings + fans + wiring: RM2.5k

total: RM22k

this excludes furnitures, big electrical appliances.. etc.

kitchen will be the most variable amount coz it can be cheaper than i mentioned and could be quadruple the price.. for example: initially i orderd my kitchen (12'x6') for RM7k.. but after I added soft-close hinges, aluminium handles and extra cabinets for ducting the price goes over to RM9k.. this is with ABS material and solid surface. if i chose 3G high gloss the cost will be close to RM15k! and if I add pull-out trays, imported solid surface and other fancy gadgets it may cost as much as RM20k!

i did my plaster ceiling (13.5x 13.5' + 14'x2') for RM1.3k. wiring and lights installation for 25 points about RM1.1k.. lightings and fans for RM2k.

your estimation is just too rough. in renovation, feet and inches that speak the loudest. for example, the kitchen as u stated, which cost 7k, how big will it be ? 20 ft of wall cabinet, and 20 ft for door cabinet ?

as i always stated, do not roughly quote an uncertain price, it need a measurement to quote.

yes. rough guidance.. estimation for an average cost of reno in condo of 1500sqf.

thread starter needs to give exact measurements of the kitchen, bathrooms, bedrooms, etc.. otherwise if go ask contractor also won't give the quotation.

kitchen will rely partly on the materials selected and the configuration. a 5'x'5' l-shape with wall cabinets may cost as low as rm3k or as much as 10k changing of the cabinet materials will drastically change the price.
