 Vista Commonwealth Bukit Jalil, Good Buy?

Today when to Bukit Jalil. Saw banners/papan Vista Commonwealth subsale 1227sq feet selling for rm153K.
Cheap huh. where to find so big in KL.
It looks a bit old though..
Anyone know the rental rate there.
Quite pleasant there, many trees.
Opposite IMU, should be easy to rent out?

i'd say you got a good deal, but just scout around for more comparisons. maintenance fee back in 2005 was 17cents/sqft, not sure if there has been any increase in recent years. sinking fund was 10% of maintenance fee back then.

the place quite easy to rent out.
as it's near to colleges and LRT station.

security, management & maintenance is sub-par however.

scorgio's right. i lived there before. lifts quite frequently rosak. u might not want to live there.

but location is a+ cos of between pj & kl + lrt just opposite.

if ur buying for rental, absolutely easy to rent out. but dun hope for profit when u sell it.

I would like to add as I have lived in both block A and block B before for more than a year. No doubt the units there are a little old, but the students there wouldn't mind that much. You have IMU and APIIT there, plus a few huge corporations there. Most of them would either choose to rent at Arena Green or Vista Komanwel. You might need to spend a little more money for makeover though, as most of the units there have defects.

Surrounding area is still quite dull, but good study environment. The area is quite safe though, I can walk almost anywhere alone midnight. I usually walk to Ajimal Razim at Sri Petaling alone laugh.gif But in the apartment compound though, not so safe, especially from burglary as my housemate's computer got stolen before. Need to add safety features for the unit though, especially when the room window is just at the walkway wink.gif

Sports facilities are limited, as well as the number of shops. If I remember correctly, there was only one shop for the whole block A near the swimming pool wink.gif Not sure if they changed that, but if it is still the same, I would advise you to get a unit at Arena Green. More shops at the ground floor, plus you have basketball court and jogging track as well (used to drink with my friends in one of the huts tongue.gif).

Well, I think that is all the information I could remember for now, as I lived there in 2002-2003 period biggrin.gif If I recall anything, I will update you. Good luck though.

What a coincidence, i was in blk a & c.
The night scene quite vibrant, students loitering around & got a nice nasi lemak ayam rempah at night opposite imu, nice..
I was told apiit will b shifting out to damansara perdana but even then dun foresee problems renting out.

vista commonwealth. property appreciation, not convincing at all. but, if you are looking for rental return, i believe is very attractive. IMU (INTERNATIONAL MEDICAL UNI), is the cash generate machine for rental there. dont forget, every year, IMU will have average 250 medical student intake yearly, which all those students will have to complete their 2 and half year clinical study there before they opt for reputable oversea medical school or transfer to seremban. besides, the tuition fees for each semester, which is appx rm 30,000. thus, you will understand how is the spending power of those rich kids.

Just to inform APITT has already shifted to Technology Park Malaysia.

But then student from APITT would prefer Arena Green than Vista Komanwel due to the distance. But still Vista would be very popular with IMU students.

Can get something between 180-210k. Rental 1100-1500 depending on furnishing.
Actually quite good rental yield. But cant expect much cap appreciation... maintenance so so... can definitely see signs of an aging condo...

But the star newspaper is advertising for

1200 sq ft = 228

1400 sq ft = 238

Crazy prices. I think somebody is trying to artificially inflate the value.

Do you know who can sell below 210 K ?

great, thanks for the assurance! Anyone currently letting out their unit there, from what i heard, IMU will also lease a few unit from the tenant as their hostel, how much do they rent?
