If U don't haf a specific location then U aren't binded by that - it means U have much more options *grins*

I can't decide for U whether U should get landed or high rise because that's really much of a personal preference. I grew up on a landed property and have never tried condo living - the prospect of that did appeal to me once upon a time but I never made the move [I see NO reason shifting out of my folks' home *grins*]

Perhaps U should scout around to see what ur budget can get U - from there, U can do ur own comparison.

Also, there is absolutely NO rush in buying the property smile.gif U might want to hold on for the time being - esp if the development is NOT at least 80% ready.

Well, I always hope to get a landed property here. As back to my hometown, I grew up in landed property too. But ever since, finished secondary studies I been out of home land. So just get used with staying not landed property. My budget definitely couldn't afford any landed properties.

After some consideration.
I personally think the Subang SS16 Beauty City is not bad. But however checked their website. Got limited info. sad.gif

But it's still on-going project. Is it better to buy now or later when project is completed?
Please advise and would really appreciate more comments and feedback about it.

Yeah - I notice it's difficult to get detailed information from developers; if U realli like the place go to their showroom or office to get as much information as U need - better still if U can go on-site to haf a look at the actual place *smiles* biggrin.gif

As to whether U should get it cause it's not a completed project is really entirely up to U to take the risk; most people would rather not. What's important to check is who the developer is - U don't want it to become abandoned due to lack of funds from developer, right?!

Yeah, I just got call from the sales. However price ranges RM300k+ for 800 psf -900. Seems quite pricey. Hehe... Doesn't seem so nice compared to others places.

Really confusing again. Hehe...

Uh, Beauty City is made up of shoplots, not apartments. The four serviced apartment blocks on top of Beauty City is Casa Tiara (formerly known as Tiaraville) and it is a completed project. I own a studio unit there.

RM300k+ for 800+ sq feet?! Now that certainly ain't cheap - was just commenting on the Setia Walk thread and felt RM320 p sq feet is expensive; but if U compare that with this that certainly looks cheap now *grins*

@Moneylust,
Just a question; do U pay commercial rates for Utility bills? Since it's built atop commercial buildings, would it mean it's not possible to convert the title into residential?

A developer with the right connections can get residential rates for utilities wink.gif

IMHO, if you opt for a condo, i suggest u survey the price below RM250k & a stratgic rental in future. To me is not worth it if a condo higher than RM250k, if so better invest on landed property maybe abt RM300k -350k. Also its advise always not to rush to purchase property, but its always advise not to buy so expensive house for the first time. 1st time house buyer i always suggest opt for condo abt Rm150k-220k range (800-1000sqft) would be sufficient. This will reduce your monthly burden & it also easier to clear the house debts in 10-15 years time. By then only you purchase your 2nd bigger house & where you can rent out your condo. At this time if u lucky then your child & family are grow bigger, then only u opt for a bigger house.

Just my 2 cents.

Gary1981, to each is own. Some people sell their bangsar bungalows to stay in penthouses in mont kiara.

further, go get a condo in klang valley for below 250k is not easy. i have been helping a friend look, and it's slim pickings.

landed for 300-350k is even tougher.

if you want a decent location, well maintained condo, 300k is the minimum i think.

If ur friend doesn't mind Sg Long, I think Greenview Condo is <RM250k.

And the "some" people U mentioned probably did what they did cause they no longer see the need for having so much space tongue.gif

My friend stay condo at puchong only below Rm200k...i search condo at kota kemuning only at Rm200-220k...
i search house at usj area landed properties from RM230-350k....
for 230k is one & half storey....also i search taman desa danau murni condo abt Rm200k.....

tinkerbel, you are right. as i said, to each is own. original post mentioned subang/pj, so i was restricting my comments to that area. if you are willing to go to bukit beruntung, 6k also can get 1 flat. can buy en bloc there.

gary1981, once again, i am limiting myself to pj/subang. the usj houses you mentioned are quite old, if i am not mistaken. not what i would purchase, as there is no room for appreciation.

I taught all i mentioned conside also klang valley aren't it?Kota kemuning, taman desa, puchong, usj....??besides usj i agree others landed properties have to cost at least RM380k above....USJ house is a bit old provides need to spend k's for renovation as its cheaper compare to new houses but usj certain section is above 350k.....
If you afford for above 350k house, i suggest kota kemuning town house a quite good choice.

Oh my dear tinkerbel, Do you know where is kk & usj?Its only takes you 10 minutes ride from usj....btw, im stay at usj & work at KK. Take a nice find weekends go around KK housing urban area, i believe you will fall in love with KK.... tongue.gif

KK sounds like at Klang town.. That's what I think haha.. Not too sure the exactly location. Based on the replies seems to be some discussion bout landed properties. Guess it won't fit my budget . sad.gif So might as well just stick back to Condo.

Of course I know where KK and USJ is. 10 mins drive isn't exactly near nor is it too far but that is not the point I was trying to make *ish*

Kepong is 10 mins from Bandar Utama - would U consider a place @ Kepong if U were looking for a place @ BU?!
