What do you think of this overall development? Do you think the shoplot & condo will do well?

TESCO Old Klang Road (Something like a mall concept)
- 3 storey shoplots (above Tesco only….currently selling at 1.5-2M)
- 3 blocks of condo (above shoplot…to be launched)
- Location: Opposition Old Klang Road Wet Market, near Tmn Desa Entrance
- Concourse area open air between 2 blocks of shoplots
- Completion 2011

Pros
- Location & Tesco

Cons
- Small time developer (Aston Villa Sdn Bhd…past project Scott Villa) with the current economy situation
- Similar concept not doing well like the one in Sri Petaling & Serdang

there's a cleared land opposite old klang road web market next to the junction turning in to jalan kuchai lama. Now I know its planned for tesco. but the land is a bit small for a mall. More congestion soon I'm afraid.

The whole project is roughly about 350ft x 750ft. The frontage is only 350ft. The land is not too big hence the shoplots & condo are stack up above Tesco.

wow, currently already quite bad the traffic there, with tesco in some more, i think the traffic will be at a stand still, but still will be a worth while investment...

if you've checked out Connaught Market Centre (CMC), you'll know that being in the same building as a hypermarket does not guarantee that the place would be bustling.

Giant is on the the 1st floor and there are many shop lots empty on the ground floor.

Just to update all those that are interested. All the shoplots during the 2nd launch at 2.1 mil with 8% gaurantee returns are sold out.

The condos might be sold en-block. If not, it will be sold at 400 psf. That will definately price me out. vmad.gif

quick update. Tesco is confirmed, previously at 99% but the Tesco advertisement is finally put up beside the highway! SO I guess Tesco won't spend money creating ads that is not sure right...

Congestion in the afternoons due to slowing down of traffic entering the building and also cars parking along the roadside (as usual). In the evenings, traffic is relative bad previously due to many customers visiting the Bak Kut Teh shop below the NPE bridge, hence the opening of tesco will add on to that .. quite a crowd converging on at Overtime .. for now that is .. smile.gif

went to tesco for grocery shopping last saturday, even though tesco puchong is nearer to me.

what i find is that:
- first time going there of cos a bit pening, but second time going, u know already where to park.
- parking is free, but dont know until when.
- price of goods is almost the same with other hypermarket
- nice, clean area & got subway there also & other foodcourt stalls
- and best of all, not crowded during weekend & queue to pay only takes <3 minutes. been to tesco puchong & have to queue for >45 minutes before.

will be going there, until the crowd have increased; then revert back to nearby giant kinrara or tesco puchong.

It's actually SOHO, heard there are few more reserve units but price wise sure will be high. Other than that all Fully Sold, I'm interested to get a unit unfortunately all sold out. Waiting for them to release the reserve unit see how much they going to sell. At night seems very happening, Overtime is pack with people. Don't think it will close down, the location is very strategic in my opinion. Yes first time there is bit confusing, I mean Tesco but after that I'm fine with it. Wong Kok is opening soon, guess it will be even more merrier when more shops open. Heard Starbucks will also be there. Good for investment.

Parking in Tesco are free. Those that I have visited.
Shopping in Tesco will be more comfortable (cleaner, dry and well organised) as compared to the wet market just diagonal opposite.
However, with the opening, this will add on to the already congested road.

Prior to the upgrading of the road (Old Klang Road), it was a nightmare just to travel along this road. Then the whole stretch, from Mid Valley interchange till Sungai Klang (near the the BP & Esso station) was upgraded with more lanes. The road's riding surface was much better. lesser pot holes. With the upgrading of the road, more properties along this stretch bloomed. New properties were developed. With so much development along the road, it will be matter of time when the upgraded road will be congested again hmm.gif

I think TESCO now also fac ing a tough time in Old Klang Road...since in Kuchai Entrepreneur Park has come up a new Hypermarket too and selling tons of cheap things...esp. the vege/fish/meat things...

The new NSK now are really giving a lotsa of supermarket around Old Klang Road area a big headache esp. when they can run for 24 hours and selling in Wholesale too...

Now i have shift my family grocery to NSK already....last time i still buy in Central (Mega Mendung) or TESCO (in Scott Garden) ....but not now anymore

This is very true. All the aunties at okr include oug, happy garden, sp, bj area are crazy abt nsk. Things are really cheap n parking is free.

Not only Tesco, all other hyper mkt in this area will face this pressure.

em..have u guys been to the tesco in scott garden yet? well..it's quite successful, within few mths operating it's considered not bad already..summore alot of restaurants / cafes are opened and some are going to open.

btw, i m not real estate person but i became buyer last month. followed by my instinct, this will become a succesful projects after the completion of the whole building (the SOHO), in another 2-3 years time.

no offense to those who anti this project...

empty land opposite scott garden is bought by UOA group. doing wat then not sure..
and hong leong group brought the land beside scott garden..

the big morning market at Old Klang Road seems to be one of the top market besides Pudu. It's especially hard for Tesco to compete with them. The only thing that will attract the visitor will be their important stuff and ready pack.

The road already upgrade from the small 2 lanes to 3 lanes. I don't think they will make it wider.

Traffic is not heavy. Just that people parking beside the road causing the congestion as 2 lanes turning into Kuchai Lama, 1 lane hogs by the side parking under the bridge. Only left 1 lane passable.

DBKL should do something about this.

I think they should make the two lanes turning into Taman Desa & the two lanes turning into Kuchai Lama, one lane each instead. As usually pass by here, not many cars are entering Kuchai or Taman Desa in comparison to the ones going towards Mid Valley.

Yes. Dbkl damn f...ing stupid. The jam are from the bkt double or tripple park even with jockey. Damn annoying. Those park at the side all the time take their own sweet time to wait and park, just never be considerate. I hope that bkt area close down and do not disturb !

Paid a visit to Scott few days back. The parking is a bit weird. I think it was not properly designed. One of the entrance lanes is quite narrow. There was no reception in certain part of the parking lot. Curious why... hmm.gif

afterwerk, d***&harry's, overtime.. essentially the row of pub, all jam-packed.. esp over the eve of weekend of public holidays..

there is a market for rows of pubs, a concentration of night-life hang-outs in a larger scale provided the auithorities permits.. makes it vibrant, why not..? but do agree that it shud not be at the expense of the public, be it the traffic, noise pollution, hazards like rowdy crowd, nusiances, vices etc.

Yes, it is in scott garden. i dont think the developer big or small does affect to their project, as we can see scott garden is getting happening and crowded. i always go to there as my friend own a saloon there. and i dont think the tesco there is hard to survive. im so glad that my friend decided to open a shop there smile.gif

But it is congested just before the Scott Garden. The 'bak kut teh & steam fish head food stall'. They lack of parking & got many customer visit. Making all the customer double park, even sum triple park. 4 lanes road made until 2 lanes.

Yes, the congestion is caused by the BKT before Scott Garden, damn kajiao! Those people double and tripple park, block the whole road some more with stupid old jockey there!! Hope one day, car crash from the NPE straight into the BKT and no more business there!! That area JAM every night!!! The Place so dirty just dunno why people enjoy the dust and shit there!

I am not a bad guy. Just think it the other way round. The BKT is too selfish and never think about others. The cause the Focking jam every night without any consideration of people staying around that area or people passing by that area. The BKT should not cause this jam because of their business. THey have to find a way to solve their problem. Is too selfish to put a focking old jockey there slow down the damn focking traffic! I am one of the victim too till no mood go through that road because of this BKT only! The food is so dirty on the road side and do not understand why people are enjoying it!!

I was park in West wing then it's very difficult goto others place like tesco, east etc...


Added on March 1, 2012, 2:39 pmand some of the shop is very hidden because of the design

I think The Scott Garden is pretty well design, It is indeed very happening especially at night with all the f&b, pubs gather most working adults. While for the shops inside Scott Garden I think it's coming-up slowly, seems like tenants are still trying to play safe by observing whole situation before the opening. Hope there will be more unique and interesting concept shops to hype up the internal part of Scott Garden.

i think the outlook is awesome. I wish shopping malls can make more of these modern designs. For inside layouts I dont know la, but I can say the F&B facing the roads the pretty good for young ppl cultures.

If you notice well, this developer seems like putting quite a lot of efforts in this development. There's so many Auto pay machines and escalator, is like everywhere. Thumbs Up !!

In term of the human traffic, I'm quite sure the flow are able to coupe with high dense crowd. Hopefully bring in more good tenants in to make this place busy.

No. More called bayswater but call 8 seputih. Not sure how much is the price tag. If more than 600psqf then I give up. Hopefully is not a sky price. Are u an investor or agent?

Yes okr is very strategic location. U try to round that area which is covered up at the moment.
