Agreed, those are the benefit/advantages of low density condo, but the side-effect is Higher maintenance fees biggrin.gif

Advantage of high density condo? Usually translates to lower maintenance fees as the costs of maintaining the facilities (like swimming pool, security, etc.) can be shared among a greater number of people.

For low density condo, well, if there is a problem in collecting maintenance fees, there is a greater risk of not being able to cover the cost of maintenance.

yes for a high density condo you are paying less maintenance. but if you are planning on using the facilities, then you also have to bear with the crowd.

in high dense condo, where number of units per floor is higher, matched with more floors per block, daily struggle waiting for the lift to arrive especially during peak hours is definitely a ritual.

High density condo = more occupants = higher number of uncivic minded people in the flock = higher risks the lift/common facilities to be abused.

^ above basically "cancels" out the benefit of having lower maintenance fee compared to lower density dwellings. the excess $$$ collected would probably be spent more on patching up "faults" here and there.

It depends actually. If the prices are maintained at a level where only the 'educated, rich' socialites & folks can accept, chances of having uncivic minded people in the building is much less tongue.gif

Generally speaking, if all things being equal, most people would prefer a low density condo over a high density one. cool2.gif

i went to check out savanah at seri maya, and if i am not mistaken, the agent told me that there are more than 10 units per floor. shocking. so far whatever i have bought does not exceed 6 units per floor. at least the privacy is there. you won't have so many strange people walking around.

Its true... Unless the small family tend to prefer high or low rise condos ... Grow on, must tend to move to landed one day if possible ...

But the management of low dense condo plays a huge part of role to maintain the condo nicely... The security is the first crucial issue since low dense means lesser people around, and robbery or break in can be happen easily too...

FOR us, because the condo is 2100sqft with direct lake view for all the rooms including the balcony not going to go back to landed
per floor there is 5 units only and its very airy and with a lot of natural light

management is by our own residence so its pretty great. Security is tight 2 at the gate and one at the lift.
So far touch wood no crime in our condo for 10 years plus

How to have residence become management? You meant one of the resident is part of the management? Cause residence have legal right to collect maintenance fee?

Btw.. This thread talk about density.. But how you define low density or high? How many units per floor? Per block? Or overall?

Because its an older condo, the residence form their own JMB, so money we collect goes towards the condo


Low density number of units per condo or the number of units per floor.
Normally low density condos are low in height, low in the number of units per floor
highest floor for mine is 20, bigger units like mine is 17th

was the first condo in subang build with the clubhouse next door, which is holiday villa
so can consider having full fledge gym, bowling alley, olympic size swimming pool, sauna and the famous "blue massage center"

Low density - pros - lesser crowded , less noisy neighbours, sufficient parking ,
much preferred for subsales
cons - higher maintenance fee, higher property price ,

High density - Pros - lower maintenance fee, cheaper price compared to low
density
cons - noisy, parking problem , dangerous coz got a lot of
other nationalities

For those without balconies, I think it's irrelevant to install grills except for your front door & yard. Of course those on ground to 2nd floor will be best with grills.

residents actually put their shoes, bicycle, plants, in the common area unlock

there is one resident in the ground floor infront of the mail boxes leaves their shoe outside. ITs bad but nobody steals them
some how nobody wants the shoes or the security is too tight i guess the shoes are in the blind spot of the cameras too

nope, the doors are outside their main grill
same with the bicycles, paintings, chairs, payung, nice vases
some even have shoe cabinet outside their grills

Those who stay in CONDO, please pay your management fees...No matter high or low density. Else the building is not maintain, no point staying there anymore.

Not sure if anyone mentioned this but high density condo means there are potentially more transaction ie. buy and sell activities taking place which means there is high visibility of transacted price. During good times, sellers will want to sell their properties higher than the last transacted price, this will push up the price one unit after another.

Of course when DDD, it's the opposite. The prices for high density condo will tumble at faster rate compared to low density as seller will price lower to liquidate the property asap.

Above is just my 2cent opinion. I have personally never tested this theory.

The Orion. 202 units only. very low profile condo. 600k should land you a unit in today slow market. but maintenance fees more than 0.5 psf. that's the con of low density condo.

Always go for low density.

Less noise, less populated, less people uses the facility.

When there are less people, less nonsense will happen too.

agree..easy for jmb to manage..
but do expect some high maintenance fees in order for them to sustain and manage the condo.
but still worth a penny..peace of mind icon_rolleyes.gif

If you put it that way, both play their role and many other factors too.
Cause 500ksqft land can build 1k units, it can also build 5k units.
Moreover, if a smaller land size, the developer can build it higher as well to have more units
