I wouldn't say the property in M'sia will go bust! I was just merely pointing out that the general economic strength isn't strong.

I personally believe the "noise" of towards economic recovery is not substantiated with raw data/ facts. My current concern is whether the upward trend in M'sia is spurred by buyers who are over-leveraging - due to LOW financing cost. If it is, there is real danger there!

From my perspective, the flurry of new launches with "crazy" prices are pricing out a lot of younger/ first time buyers.

Property's speculator hinting that there will be a hike of 20% housing price overhere in sabah... Now, an average paid sabahan will take another extra 5yrs++ to paid off the 30yrs++ loan for only a terraced housing.

oh damn...the property at penang is also crazy... i don't know who's actually buying it but the average people over here is finding it hard to get a decent place to stay....

The star newspaper also mentioned property at penang inflated over 80% for the last 4~5 years, i guess average paid malaysian will need 30++ yrs to paid off their dream home. Rental is only so-so overhere, RM1500 for a terrace housing costing RM300k, not sure if it is better off renting and wait till the property cool off (but government got the scheme "Malaysia as 2nd home" so quite a lot of foreigner came to malaysia to buy asset so price gone up a lot recently)

So many hot free money floating around the globe, everyone afford to hold 2 ~ 3 properties even no tenant or rental income cause just need to pay small amount of monthly loan repayment. Not sure when will FED raise the interest rate in the near future.

Thanks you for the insight of the story. But believe it or not, when you look around the internet and read some of the articlse posted on the blog. You will know that there is a lot of problem arise from the low interest rate which FED kept low for so many year.

Hot money had been pouring into the Real Estate for so long and everyone is waiting it to burst . CHINA, HONG KONG, AUSTRALIA, SINGAPORE, you named it. But understand that the media kept quiet even they knew something was seriously wrong. We have been seeing empty housing, shoplet, flat, condo, for the last few year. SO MAKE SURE YOU KNOW BOTH SIDE OF THE STORY BEFORE YOU VENTURE INTO NEW STUFFS.

Repeat after me, VALUATIONS ARE VARIABLE, DEBT IS CONSTANT!

DEBT IS ON THE VERGE OF ACCELERATING cause interest rate is on the rise. So better watch out.

I am curious why suddenly every single report on the news and magazine teaches us how to gain wealth from this properties scheme. As far as I recalled, any excellent deal and strategies are always kept secret and never reveal it to the public. And nevertheless, is it really the real time to purchase the real estate. I understand that our properties are still relative cheap (if you are foreigner) compare to our neighbor country. But i think it is getting overboard for our normal malaysian. In some place Rental is poor when compare to actual property price.
