hi all im new to this thread..so plse be kind.
im looking to buy property within sj/usj area n heard tat sime is going to build upscale aprtments in the subang ria park. is this true? anyone out there with more info plse?

any new developments in these areas lately? I quite like ara damansara but was told no new projects- i prefer a new home. to a 2nd hand one. klang,puchong-out was told to check out mutiara damansara but the one i saw in n/papers cost million! TQ

nice to read all the expert comments!! im getting a better understanding of the property market from LYN.
May I ask wat's the experts' take on the RPGT policy being changed to 'after 5 yr from purchase' as announced yesterday??
Did the initial ruling cause any dip in prices as investors try to sell b4 jan 2010, to beat the deadline??

After reading all the learned comments, i think its ok to buy if you intend to stay.... if you like the location, like the desgn,within yr budget, then go for it!!!!
for speculation??? maybe hold on abit yes?

in spite of reservations expressed by some quarters of a possible downturn, i attended a soft launch of some semi -d last week and they sold out on same day!!!
I guess if you feel in your gut its a good buy, go for it!

take a cue from ther stock markets- when you see uncles n aunties diving into stocks ,without even bothering to do some basic homework,some dont even know how to pronounce the names properly, then its time to exit, my friend.
in property, the scenario is similiar-many young, inexperienced n impatient pple are jumping on the property bangwagon, cos they feel left out when they see profits so easily made!!! they dont do their homework and just blindly go in-hoping to get out before any crash.
well, in a stock market crash the poor uncles n aunties are always left holding the baby ,so too in the property market-the inexperienced,impatient fellas are the ones left holding property at inflated prices and undergoing tremendous finanacial stress as they struggle to pay the mortgages. its ok if you have deep pockets-o/wise you'll have to beg,borrow,steal or declare bankruptcy!

if you are buying a house for own stay, spend some time looking for the ideal place ie what you want from a house in terms of location, design,type,quality,feng shui,amenities and what have you. once you find that house and you have the means, buy it. dont worry too much about timing............... buying for investment is a different ball game altogether- timing is obviously crucial here.
