location ok. but same area like bukit jalil / OUG u should be able to get more choices below 200K.
may be u can list down the specs of the unit u view. |

i went to the showroom too yesterday.
nothing impressive except for the pricing, and at 16cents maintenance fee it's quite a good deal. good access roads to KL and PJ. i'm a big fan of seri petaling actually. the cons would be the close proximity to kesas highway, should be very noisy and dusty for those units facing south. another thing that puts me off is the neighbouring condos, there's like 4-5 more condos at the same place, you can find cars parked along the stretch of road, too high density to my liking. the unit comes with only one car park, and additionals are not open for sale yet, even if they do there aren't a lot, roughly 500++ lots for 386 units, and should be priced between 15-20k. |

for type c (1 room/1 bath), the cheapest unit is 195k, type b (3 rooms/2 baths) is from 246k, type a (3+1 rooms/3 baths) is from 3xxk onwards.
every floor onwards additional 1k (starting from 10th floor). first 7 floors for carparks, 8th for facilities, 9th floor units have additional garden area, slightly bigger than normal types and the price is a bit higher naturally, didn't ask about these units. when i checked out on saturday, most of the type b units facing KL (seri petaling) are sold, while those facing kesas highway have only sold a few units. this is block d i'm talking about, block c is almost completely sold out since it was launched over two weeks ago. |

i buy for own stay n not for investment... somemore it lease for another 90++ yrs...so i pretty much 'safe'.. and lrt..i dont care abt lrt too...coz i drive.. what i more concern is the accessibility...so EP beats ZR down out in this term... that my opinion la..other ppl might have other aspect to consider.. I got my own source...quite numbers of brokers bought it up..and fry fry fry...
Well...for leasehold..can buy for investment. The view is good...if u bought the block behind. U can see Bukit Jalil..so fireworks occasion..the view is damn good. Inside got swimming pool, squash, badminton, card access parking etc. And...My FM DJ...Mr Lim bought a penthouse there... reliable source..hehe |

Hello,
I am interested in getting a studio unit for own stay. How is PJD doing in terms of maintenance and upkeep of condos? Anyone who is staying in other blocks like Endah Puri, Endah Ria, etc, care to share your thoughts on the upkeep of your condo? I heard some of their previous condos are not well maintained and security is not good. Is there any public bus services here? Is it walkable to Sri Petaling LRT? Thanks all. |

When to survey Endah Promenade today !
not really happy for the surrounding area.. traffic very Jam and is a big kaos there . LRT station looks near but actually very far away, u cant walk there ! Endah puri and many more condo nearby with poor maintenance record !!! ( same management company as Endah Promenade ) 400++psft is very high $ above market price ( i think ) Endah parade is Dead is a commercial title > electric & water bill will be charge at higher rate. conclusion : all the positive point that EP have , actually tipu.... Ppl pls give your comment , dont feel like getting this place already ! |

Actually, those selling now of course wanna make $, or else they would not sell rite. So if anyone wanna buy now to flip, no no. If buy to stay ok lah. So convenient, got shopping (low end of course) & lrt. Ah, abt lrt whoever say not near must be having good life, pampered with car at young age haha.. Any equator country is hit by rain/sun, so prepare the umbrella in yr bag lo if u use lrt. Makan also very good, walking to so many dimsum & kopishops there. Good location ! Got 2 pasar malams nearby but not affect this condo. Kent, if u wanna more choice/save money, take a walk in the surrounding condos 1st. New props living environ sure better one.. call an agent just now , he said owner of Endah promenade pushing up the price to RM430psft ! if not higher than RM430psft they wont sell it . last week is about RM390psft !!!
980sqft unit with 1 carpark price over RM410 !!! ok,i m off . |

I am staying in Endah Rxx for about 6 months. Talking about the bad points, there were one break in case into two units ard 5-7pm in the block facing swimming pool and one spiderman case (climbed from balcony) within this period. The balcony light right infront of my neighbour was not working for more than a week. Surprisingly no one goes and repairs it and wondering whether the guard noticed it when patrolling floor by floor. The access door (supposingly need an access card to enter) to every single block is not working, you can walk in anytime as long as you passed the guardhouse checking.
About the good point, the traffic is not that bad comparing to Cheras. In fact, I like staying here as it is really convenient to access old klang road and bandar tasik selatan lrt station. You can rent an additional car park @rm60 at management office at first come first serve basis. The whole building is under painting right now, you can expect a fresh and new look of it a year or more (can't remember) after. Knows what, I called up one of the owner who wants to sell his 900sft++ unit recently and guess what is his selling price, more than 300k!!! Crazy? |

Any owners here? Looks like VP will be sometime this month. I wonder if the shop lots in Endah Promenade have been leased out? The service residence looks modern and nice and really stands out as compared to the existing Endah condos.. |

I am looking to buy Endah Promenade at the price of RM520k for unit sized 980sqft for investment.
Is it still a good buy for this condo? I think the rental now is going somewhere around RM2500+- But I am worried that there is not much appreciation for the condo, as there are alot of supplies coming out near to Sri Petaling aka Bukit Jalil. |

price could be cheap, but must also consider the maintenance fee, which is a retail type, normally more than RM1 psf.
