 Does CF very important for subsale house?

i'm in the process of waiting for the lawyer to prepare the SPA...
but then the lawyer call and said the owner lost his CF, coz it is a very od house d... then the lawyer asked whether i'm very particular about it?

what is the importance of having a CF for second hand house? so is it an option to have a CF for sub-sale house? what will be the problem i might face if not having the CF before signing the SPA?

If the house confirmed got CF, then no CF doc also no problem.

But best if u check with local council.

U don't want somebody knocking on ur door 2 years later and say your house's illegally built.

but i heard CF is important if I wanna do renovation later...
i just afraid the house got no CF, but it's been there for 20yr+
to check with council, what do i need? do i need to pay or anything?

will the CF got expired ha?

Sorry to hijack yr thread...

Wht if im planning to buy a house w/out title or geran?

Actually the agent dint disclose this during booking payment.

Few days later told the agent, planned to use govt loan, the agent said cannot bcuz not title.

im totally freak out, like these oso got arr....

am i buying underwater house? hehe

So, have i kena conned?


FYI, the house is in Taman Putra Perdana.

Wht will be the problem in the future if i still want to buy the house.

The Taman is 80% full occupancy.

But i didnt investigate wz the neighbours yet.

Errie, thanks for your info on the CF just now... Actually my lawyer did explain to be about the CF, just i wanna know from other point of view...
And i've insisted that i want everything including the CF prepared before i sign the S&P. that's why it delay a bit. I guess better for the owner to get it done instead of me having many problem in the future requesting it...

if i'm not mistaken Taman Putra Perdana previously this project is handle by 'Talam' or 'Dalam' but this developer is winding -up already wow.. a lot bank no finance the property which is build by this developer... Even SCB got finance but margin also not high.. so check carefully b4 u buy the house..

how do you buy a house without a title?? no title how to show that you actually own the property and how to do the transfers? ask the neighbour if they haven't got a title as well??

ya also... it is like buy the thing, but no prove that the thing is yours... and if you rented it out to others, they can claim it their house too.. hehehe

If no title, the lawyer can do a land search and than provide you with a new title. Of course the seller pay....his fault.
