 Looking for a unit in Kelana D'Putera, Condo located in Kelana Jaya

Hi All,

Thinking of buying one unit of Kelana D'Putera Condominium located in Kelana Jaya. Opposite Giant LDP.

What do you all think about it? Have viewed one of them and the feel is quite OK.... around RM220K.

Any comments for this condo? Or other condo in Kelana Jaya?

Would appreaciate if anyone can provide the information on how much the price range for this condo and how many years left since it's a leasedhold title?

the place there is very (crowded) chap and will not appreciate. market rate is Around Rm175k only.

will not increase in price in time to come. alot of wear n tear near renovation alot and the management there is not that good.

there is alot for rent/sale tag at the condo. can bargain to lower the price.

another thing is the parking problem. visitor need to park outside and walkin to the condo ,if yr unit is far away from the guard main entrance. avoiding visitor to come to visit.

Yes, for own stay. What is your opinion.

Hi mlpk,

Market rate is RM175K only!? The unit is 1250 sqf. 1 c/park & furnished. To my observation the management is OK, clean & nice.

Try nego further to 200k, or wait till a unit available at that price. At 215k, its a bit high. 6 months ago, u can get a unit for less than 200k, ut not sure if u could get one today for less than 200k.

property market is going on downward mode..

if you have the patience.., just wait.. until price come down a bit.

me myself.. just cancelled a plan to bought a new house recently .. after reading at different source that market is going down.. ! maybe a chance for me to own the house that i'm dreaming of.. at slightly lower price.

Hm .... yeah, I have the same thinking too, but due to my personal reason, I have to start searching for it now .... hopefully can get a good deal by early next year.

i'd say at the current trend the unit you went to view is at a reasonable price, considering it's 1250sqft. most 1148sqft units are going for sale around 200k-230k, depending on the furnishing and carparks as well.

but like what pai said, i think you can hold the owner to a lower selling price, there's quite a few units for sale and i do feel that if he/she is trying to let it go fast you can get a good 10k off the quoted price.

200k, i think, is a bit too optimistic. wink.gif

btw, kelana d'putera 1148sqft units are going at 162k in auctions. think you would want to take some risk and consider those?

The auction unit is restricted to BUMI only. However, one can buy a unit there price range from 200-230k. Try negotiate below 200k.

isn't it kelana putri and putra got a lot of foreign student? especially those from africa?

and that is one factor causing the unit price a bit down..

i don't know the situation now.., but last time my friend got a unit there., have since sold his unit.. , buy another place..

All I know is that there are quite a number of UNITAR students there, not sure about foreign students. I would say it is good for investment rather than own stay.

nes, I'm a chinese unitar student who staying in kelana Putra Condo Block C with group of chinese students. Quite many different races staying inside this condo. But somehow better than Kelana Puteri Condo, my housemate said the security isn't good enough, heard of suicide, rape and break-in cases. But Kelana Putra's no matter in safety or facility aspect also quite good.
Yet, got community hall for them to have drink, mini market, sauna, squash court, badminton court, swimming pool etc.
African? Do u mean nigerian? Yes, they're stuyding in unitar but they're always follow the condo's regulations.
The issue of parking lots also not a prob, many landlord bought the lots and then rent out to tenants with negotaible price. They will paste on notice board to advertise their unit. Have a look or ask from Management office opposite the playground there. =)
