any comment on this 3-4yr old free hold condo ? any owner or tenant here?

subsale price for 1133sf unit around 220K , comes with 1 carpark. a few units is still empty ( never been tenanted / furnished).
Rental can fetch around 1000-1300.

Bad point : Traffic jam at the road infront of the condo leading to LDP every morning n evening.

any other feedback ?

currently renting a place there, and i can't wait to move out when my 1-year contract ends in a few months time.

poor access road in and out, the tunnel floods when heavy rains and you'll get caught at either side of the road. other than that, consistent traffic jams in the morning and evening, sometimes until 8-9pm especially if it rains.

if possible, try not to get any units facing the open space, which is the end rail track of the lrt. it's annoyingly loud at night, and you'll hear crazy mat rempits speeding on the main road there. i'm not so sure about the other units, but as far as i know there should be one side of the condo facing the highway (big no).

i think tenants will come and go quite frequently, i don't believe anyone would want to stay in this area for long period because this place is pretty isolated and seriously, you're being a bit too optimistic with the rental yield. you may fetch that kind of price with a partially/fully furnished unit.

security-wise, not very good. anyone can walk in and out, and with the new NZX development beside (which is quite dead really), nowadays there are loads of foreign labours who work there staying in the same condo.

the only place with decent food are station one cafe, starbucks and big apple, the rest are really just bad, even the chinese restaurants. i'd rather drive out and find somewhere else to eat.

sorry if i sound too discouraging, but i'm just giving you a piece of my mind, i know i won't consider this area anymore once i leave before the end of this year. perhaps there could be others who find this condo great to stay, but i'm definitely not one of them.

facing swimming pool, but also the lrt railway track, a very high floor too, but still can't escape from the noise. the highway and railway are causing a lot of dust in the air, the walls in the rooms will have clumps of collected dust sticking on it if uncleaned for a week. not just a few clumps, basically i need to springclean my room if i'm not around for a few days.smile.gif

and for additional info, my rent is at the lowest of your expected range, but i have 2 carparks, plus the previous tenant is the landlord, so i think you can guess how the decor and furnishing should be. empty units definitely can't get this kind of rental yield.

Serious? There are just those that are too stubborn to pay the season parking and insisting on parking by the road. Even with this the road are still accessible.
