I wan it to be near kl. My budget is 400k. Completed or under-con also can. Anyone notice this kind of condominium.

With the kind of budget U haf, U should be able to find quite a few. U could possibly check out the Wangsa Maju area?

i wan to investment in rental. i feel wangsa maju is not the kind of place i wan to put my money there. Maybe ampang,bangsar.

It's not for own stay huh? You probably could check out the 2 places U mentioned though I doubt there are any available units at that price in Bangsar; possibly for studio - I'm not too sure. Sorry can't help U out

then buy Regalia , some studio units should fit ur budget of 400K, for rental income in future.

what i wan is rental return. i know my budget not very high,but i think still can get a better condominium at kl.i not looking for selayang project for the moment. thanks anyway

dumbass folks like you talk about 'rental returns' but don't exactly know what constitute good rental returns..

you're probably buying properties based on feelings, emotional judgement and lack of understandings of how rental properties are handled..

have you thought about your future client segment to focus at?!? do you think that so-called "exclusive" place/enclaves guarantee better return than a plain vanilla district?

my as well you spend some money to get a few good books on dealing with rental units and becoming a landlord..

otherwise, a fool and his money will soon part..

My suggestion would be USJ ONE Avenue. Here... http://www.mcthomes.com.my/

I know what you all might say.. USJ has extremely bad traffic jam, far from KL.. etc
But please here the good aspects first... with around 350k you can get these features
- Building automated system
- Roof top garden
- Top class club house facilities (you have to see yourself to be amazed)
- Full glass lifts, balcony and even master bedroom toilet.
- Centralized water heating system (just like hotels).
- Finger print access, 3 tier security
- Only 15 cent psqft maintenance fee (the most unbelievable feature considering the facilities)
- and many more..

My close friend managed to get this condo for RM280k since he is among the first buyers. At 1st impression I thought the condo were sold for 500k and above...

From my observation, most residents here are professionals that aren't dependent on daily hour works. They work independently and not a 9 to 5 kind of jobs. Thats why traffic jams wont matter for residents here. All they need is a high-end, peaceful and luxurious living place, and I can assure you that USJ ONE Avenue is one of a kind... the only negative thing that I can find is its built on lease hold land... but still it doesn't matter much because the term only expire 85 years from now. For me, if you are looking for a high-end condo for rent, this one should be the one to be considered. A lot of professionals are looking at this kind of home and of course they can afford a high rental. Peace..

Bro, do you know that beside the 1 Avenue condo there is a big empty land?
And do you know what the land is meant for?
What I heard, there is a big mosque coming up there. If I not mistaken the notice board already in place at the empty land.

Do you think profressionals love it?

It would be logical to say, ONE of its negative point is that its build on leasehold land, and IT MATTERED EVEN MORE as the term expires in 85 years (rather than 95 years or more for many other leasehold property, some after construction had finished).

I heard the developer is trying to extend the leasehold expiry to 99 years.. not too sure whats the result.. you can follow the residents discussion here.

Anyway, since the guy is looking for rental return, then it has no effect on leasehold status. Besides, I do not think the price of this kind of condo will depreciate a lot considering the possibility of LRT station in USJ. Yeah every business is a gamble..no one knows what the future holds... some people see opportunity, others see threat or risk.. information is the key..
