Need info here -
Can anyone tell me the address of OCBC Damansara Uptown branch? Can't seem to find it on the OCBC website. Plus what's the nearest landmark - will be traveling by taxi sad.gif

Loan Margin : 90%
Loan tenure : 30year (current age = 29)
Property Status : Completed
Property Location : Sunway Area
MRTA/MLTA : MRTA
Additional Info : Subsale from 1st owner

What would be the best interest rate that I can be offered?

hi,wan to ask those bankers. if my purchase price is 410k,90% loan,there is a bank's valueer verbally confirm market value is 410k.so I apply the loan from the bank.later on the loan approved at 90%,means 369k,the valueer will go to my house address to get a more specific market value after I sign the offer letter. what if I signed the LO,then the valueer comes out a more lower market value say about 350k,can I disagree and not accept the loan? wat I need is 410k value. any one pls advice..tq

normally verbal valuation is very very conservative one la. once they got to your house, they might adjust to +-10% more. But there is no guarantee, so bankers also will not give u high valuation.

But for 410k, if it's only bare house, not including all the renovation works, normally it would not be a problem

usually there would not be much of a difference between verbal valuation and actual valuation if u provided all the correct info. for example, if u say your unit is facing klcc la, fully renovated with plaster ceiling etc etc but is actually not, then it will of course be affected. so far, no problems at all with valuations with all my purchases.

Hmm..for my case,I did look for lot valueer to value for the market price,the highest is 410k and the lowest is 280k,y is it so much different? this is y I m affraid they simply promise on the value to get me into the bank's loan. can I still refuse the loan after after I sign the LO?

they based on the last selling price as valuation, they have a scale and guideline to follow 1....
