Home mortgage loan is not a hire-purchase loan.
The beauty of it is that interest is calculated on the outstanding loan amount!

It's financially advisable to leaverage the maximum loan tenure and make partial capital repayment to capital.

This is a blessing for the disciplined few who can manage their $$$ well. Otherwise, the hard and fast rule is to go for one with the minimum loan tenure.

Excellent advise here, especially when you've got extra cash sitting idle in FDs.
